I have an Access database that does the same thing for escalations, CAM, NNN, E+, and CPI leases. All of this is done automatically - projections, true-ups, and reconciliations.

Great insight into the mind of the Director of Operations! I completely agree with what Erica said, the most difficult challenge is 'when we're unable to assist or help the tenant' especially since we also have to take into account what is beneficial for the owners. It's not easy having those difficult conversations with tenants. As an Onsite Property Manager myself, I have to be proactive in communicating the good and the bad no matter what. These residents see me everyday so they will ask the questions. And I have to disagree, it's not easy being an Onsite LOL. I can't imagine 400 units being easy! I do agree that I LOVE HELPING people and building that community, engaging the tenants but you can definitely not turn off or disconnect completely. I care about solving problems and want the issues resolved. And Anthony, I will never look at mice the same again LOL! I think this podcast was way too short! I want to hear more! Thank you for sharing great insights!

I do not support special rights for ESA. Why not? I am blind. In recent years I have experienced riding the city bus and stepping in or sitting on dog crap left by an ESA. I can't begin to express how much I resent that. As a small time property manager I resent having to replace, at my own expense, all the carpet, pad and sections of sub-floor in apartments where an ESA cat has lived.

I have to admit the time I needed an ESA,, I was so depressed and considering suicide. But NO ONE cared or did anything for me! A guy moved into one of my apartments with an ESA "Piss cat!" No pet fees or damage deposit allowed. His cat destroyed all the carpets/pads, damaged sub floor. This cost me thousands of $ that I did not have! Guy took his cat, paid me NOTHING!

ESA is a scam. I have a rental on my property here in Wyoming. I'm not having somebody's dog chasing my horses or run off the wildlife. My lease is month-to-month. Run your ESA scam on me and I'll find an excuse to terminate the lease right quick.

As a service dog handler, this is difficult to explain to uneducated people. People think ESA's are emotional support service dogs. But their just pets with a title. But they think their paper gives them public rights.

I’m on Ssi/disability and I recently lost my 14 year old chihuahua due to old age and my landlord said I could get another one however she said that the dog has to be approved by her insurance company before I bring the dog on the property. My old dog was on my lease as a pet not an emotional support dog and now I’m trying to get my new dog approved just as pet because she makes it even harder to get approved for an emotional support animal. My complex has a one pet policy. I did already bring the dog home because I would have lost the dog if I had waited. I have severe anxiety and depression and my chihuahua helps me get through every day life. The property is under hud and she keeps saying that it’s hud that has all these requirements. I live in New Hampshire so I’m not sure if hud is different in different states. I’m not sure if I’m really explaining myself good but I really don’t know what to do, im so afraid I’ll, get evicted please help

Get an attorney asap Or call your local housing authority You can sue the landlord It takes time to evict you he has to prove it You just need to have the right documentation on your end

Thanks for making this! Can you clarify something, you're saying the reserves money is built up from a reserves cam charge (at least the reserves saved for common area projects), rather than reserves being taken out of revenue?

Great question! Reserves on a NNN can be built from the CAM charges themselves. Many owners also build reserves from their profits as well but they would be tracked separately.
