The majority of the houses that cost a million don’t have a 50 min ride to get out. And the lock keeps the water level controlled so you don’t have flooding like we had in South Cape Coral during the last hurricane. Pros and cons to everything.

Good question. And yes if you give them your email you also give up your right to representation if you decide you want to buy from them. If you are interested, let me or if you already have a Realtor you are working with, them know and then I or your other Realtor can get you the info with us registered to represent you.

What is the property tax millage? Is it in a flood zone? What is the HOA fee and is the fee consistent of what the amount per month will be once the developer leaves the development?

Millage rate in Charlotte County for 2023 is 3.95. Not in a flood zone. Each neighborhood within WestPort has a different fee based on the amenities they offer and what is taken care of. They are all very low though. The highest fees are in The Cove at WestPort because they have the most amenities. They also vary by the lot size. The highest the fees get in The Cove are $180/month. And based on the builders that are in there I expect that they will stay fairly consistent even after the developer leaves. The fees tend to change every year regardless depending on updated costs to maintain everything but the builders there are usually not ones that heavily subsidize HOAs.

The Taylor Morrison homes range from about $327k-564k. The DR Horton homes start at about $307k but currently the least expensive available for sale is $373k up to 515k. There are also other neighborhoods within WestPort if you like the development but this particular neighborhood doesn’t work. Glad you are enjoying! You will probably also like our 2nd channel called Living in Southwest Florida. Punta Gorda does not have an official beach but does have some sand bars that become beaches during low tide just off Burnt Store Marina. Port Charlotte has Port Charlotte Beach Park which is on Charlotte Harbor and is accessible by boat or car. And then the barrier islands just off the coast provide a ton of beaches that are so accessible by boat and some are also accessible by car. Cayo Costa just outside Charlotte Harbor is boat only, Boca Grande has a bridge so both, and then Placida which is boat only with regular ferry’s going back and forth as well.

If I were debating between buying now or waiting until rates drop, yes, I would absolutely buy now instead of waiting. I believe that many people are waiting for rates to drop and when they do those people will jump back into the market and it will get very competitive again and buyers will be battling multiple offer situations and bidding wars again which means you don’t get the house you really want or have to risk forgoing inspections to try to win. But if you buy now, you have lots of really nice homes to choose from and can negotiate a good deal. Yes, you bite the bullet on the rate for a bit but you get the house you want. And historically 7.5% isn’t that bad. It’s just much higher than we have seen recently. And rates are actually a little better than 7.5% right now. I saw 6.75% today.

Let’s see. Vanguard says there is a 90% chance of a recession. Michael Burry, who forecasted the 2008 recession, just bet 1.6 billion on the market crash. I am a cyclist. I ride around Cape Coral every day. Everywhere I go I see houses being built. EVERYWHERE! There are not enough people to buy all those new builds let alone resells. I will earn interest on the sale of my house in April and sit this one out.

I appreciate you watching and your comment! There are buyers and sellers in every market. Otherwise there wouldn’t be a market right? So some feel it’s going to go up and others think it’s going to go down. I assume you think it’s going down since you cited 2 sources pointing that direction and that’s what we as people generally do is lean on sources that confirm our thoughts. And you COULD be 100% right. Vanguard says 90% chance of a recession. What are they advising their clients to do though?? Sell everything and cash out? Of course not! Sell anything and pull that cash?? I doubt it. Maybe move a little from here to there but that’s probably about it. Michael Burry bet big on a market crash but more are buying than selling. That’s why the stock market is mostly up this year. Now I’m going to use your situation for a little math fun. Hopefully you so respond and play along because I love these types of discussions. And I know it may seem like I’m questioning your intelligence in some of my questions/statements below, I’m not. Just playing devil’s advocate to have an educated debate about a very real decision that many people are making here in our area. How much are you paying in rent while waiting for the market to go down? $2500-4k per month likely. So $30-50k/year. Do you think you will be able to buy your same house back for at least that much cheaper than you sold it for when it goes down. If home prices drop during a recession, which they don’t always, they only average a 5% drop, so in order to buy the house you sold for $30k less you would have had to sell it for $600k. Did you seek a $600k home and rent for $2500/month? If you sold it for less or your rent of higher than that, then you need to beat the historical national average just to break even. And that’s if you timed the market perfectly! TWICE!!! Because you had to sell at the very top of the average and buy at the very bottom to get the full 5%. I don’t know when you sold or if we have even seen the top yet so not sure if you timed the first one correctly yet and the 2nd also remains to be seen. It sounds like you were smart about it though because you put the money from the sale of your home into something that will pay you interest while you wait to find out if you were right. Hopefully the interest you earn is enough to cover the additional cost to buy another home if home prices continue to go up. Now about those new builds and there not being enough people to buy them. While I appreciate your seat of the pants assessment (literally by basing it off you cycling around Cape) have you not seen all the reports showing that we are still in a housing shortage? Not just in Cape or SWFL or even Florida or the US but WORLD WIDE!!! According to the most recent numbers released by Freddie Mac we are 3.8 MILLION homes short in the US still. There are plenty of people to fill them all. Now many of those can’t afford them, but there are more than enough to buy the few hundred under construction in Cape Coral.

A lot of equity in your home that they cannot get to unless they want to capitulated hi mortgage interest rates or a HELOC salon. I just looked at several houses for sale, and they all I just been recently, financed an equity was taken out of them.

I love the comments right now that we are in the housing market crash it’s inventory. But the truth is wearing a transaction crash, which is worse than a price reduction crash.

Are we really in a transaction crash though? If you just compare this year to last year then sure but if you take it in context throughout history we are right in line with traditional growth if you ignore the anomaly of the past 2ish years of insanity.

Echo is awesome! There is a ton of really interesting things going on there in terms of sustainability and fighting food shortages around the world. We have never been to Revolution cable park but it does look really cool. I got tickets to take my son for Christmas but it’s too cold for us to get in the water right now. Should be good by April.

As someone in Southwest Florida living in Fort Myers I can confirm this. The price of rentals have shot up considerably making investment properties very desirable and the stock of move-in-ready homes has gone down because of the storm. If there's anywhere to invest right now in real estate it's where the supply is low and the demand is high. Jerry is a fantastic agent I'm so happy my family and I found him when we moved here!

Even since the storm inventory briefly spiked because transactions stopped but now inventory is back down and moving lower. I’ve been involved in a number of multiple offer situations again in the past couple weeks as inventory tightens back up and interest rates drop a bit.
