Thanks for the update; there were few who got it earlier; we did check and realized that applicants aren’t getting the same lately;there isn’t any official confirmation of the same though.

Great info! What about the renewal process for the 2 year visa? Is it expensive to maintain? Also, do you think it's likely that they would raise the min. investment from 750,000, in which case the buyers who purchased in order to obtain residency would no longer be eligible when it comes time to renew?

It’s not nice in Dana’s hills 2 they are badly built and so far out no malls and not established it like rural. I had a look there the show homes are done nice but the actual built villa is so poor quality and small. Don’t buy here I have seen them when I was there.

I have one Qs that i would like to clarify. For example, i invested in offplan property. It has 50/50 payment plan. I will pay 50% during construction. But at handover, i have to pay the remaining 50%. My property value at the time of launch was 700K. I will pay 350k till the handover. After 3 years when the property is handed over to me, it might have some appreciation and its value becomes 800K. So when i now apply to a mortgage bank for 80% loan then will the Mortage bank pay the remaining 350k to developer only or (2) because the property value is not 100k more than the original price i.e. 800K so will the bank will give 80% of the appreciated value which is 640k and out of this 650k, will give 350k remaining value to developer and 290k will pay to me?

Sir some Indians I have seen are going with this strategy for retirement funding:- They are buying 3Bed Townhouse for 1.5million AED for 15yrs home loan and 25% down payment by selling their vacant house/property in India. By doing so they will have a fixed EMI and rental volatility will go away, they can own a property and use it for their own living. They are hoping the property value to be 6million AED in 15yrs, and if they plan to move to India, they will sell the property here and fund their retirement in India with the corpus from the property. They are hoping AED to INR to go from present 22 to 35, which will further add to their returns. 50% of the corpus will be used for their retirement pension and 50% for the children's higher education and girl's marriages If they intend to live in UAE for their retirement life, they will sell the townhouse and shift to Sharjah or Ajman in a 2bhk flat and keep 50% of the corpus for their pension in national bonds and rest 50% for higher education and girl's marriages What do you think about this strategy which many working class Indian professionals are planning to do

DO NOT BUY FROM THEM!!! I have purchased a Villa in Damac Hills on instalments in January 2020. First I chose a Vila that I liked, after making the downpayment for the booking the very next day they told me the Villa is not available anymore. So I thought if it starts already like that I want my money back and go and buy better somewhere else. They told me that they will not return the money instead they pressured me in purchasing another Villa. We payed immediately 40% of the amount because they told us we can get the handover right now. We where waiting for 4 months and everyday they called us and wanted some new terms and conditions to sign and then I would get my keys, after that they asked me for more money then I would get my keys, after that they couldn’t find the person with the keys, after that they couldn’t find the keys, after that they needed more money. After that they needed a undated and empty security check… we got feed up and went to DLD complained and while the stuff checked the property out they found out that we are in the house ownership certificate but also at the same time we rented the house. This is when I got shocked since we never saw or signed a Tenancy contract and then I asked myself am I paying for Rent or am I paying for the ownership of my house. Long story short: 1) we never got the handover 2) I got a case done by damac for not paying rent 3) now I am going to suing Damac and frontline investment for ruining my life. Oh by the way I forgot to mention I have signed a contract for the plot number XXX But on my ownership certificate and on the Ejari is plot number XYZ written. Amazing game played dear Damac Team

How is the money transfer done? Is there a temporary bank account created at the DLA/Transfer Office in which the money is deposited? I am nonresident and don't have an account in Dubai.
