Well, Dave, that was a proper car crash for me!! Highlighted a lot of stuff I don't know (which is good while I have a chance to fix that). Sustainability has always been a hard one for me to wrap my head around because, in the context of the APC, it all seems so woolly. In my Summary of Experience I've been writing about more QS-specific things, such as The Chancery Lane Project which is trying to develop "green clauses" to add into construction projects. How often do you think that more general questions such as on the Paris Agreement or the Brundtland Report get asked at interview, and what is the aim of the assessor when they're asking the more general questions? Looking forward to Ethics! Will it be feature length? :D

Paris agreements and COP maybe, Brundtland probably never. As long as you know the 3 pillars, which rule of conduct applies to sustainability (which I forgot to put in!!!) and whole life costing, it's really linked to your experience as it's that vague a competency. MEES is also a lazy question for assessors to throw in. The Ethics will be much, much longer.... and may not be next week!

Hi, can you give any indication as to what the future format to become MRICS may look like? I’m currently doing my APC and it takes too long to achieve the status. I know people who have ditched it and gone MCIOB as the process is much simpler.

Hi Chris, nobody knows. It's all up for consultation and what RICS told me yesterday is for all candidates to carry on. IF and I say *IF* there are changes, they are a few years off, there will be a transition period to any new system and they may even trial it outside of the UK. Stick with it, it will be worth it.

I remember when I was referred. I studied, I knew lots of level 1 stuff but honestly my L2/3 competence was not broad and deep enough. Also, I didn't study 'the right way' to pass. Having said that I was doing well at work and highly recognised for my value.The assessors were positive and fair people, and made the right decision. Great experience even if I failed. Having said that, in several occasions, I saw 'not so great' QSs who studied with tutors passing the APC whilst colleagues who were great QSs, busy at work, great with clients, being referred. Mainly because they didn't study in 'the right way' or broad enough. I appreciate what the current assessment method is trying to do, however, I think candidates should be assessed as if they were playing a 'league' rather than if they were playing a 'cup final'. Not many clients need advice on the spot. Often emails are sent and it is fine to get back to them within a few hours or a day with the correct data driven piece of advice. I understand the league assessment idea is difficult to implement due to location. There are lots of good QSs around who aren't chartered.

The 387/1/2 Gatwick Express operates third rail routes has if it went to Ashfield international it can go from the 750 volts of third rail to the 2500 it will raise the pantograph hope this helps

Up to you as the guidance says "Total word count: you must include a word count at the end of our case study. You can include notes on what you have included in the count. The assessors will be looking to see that you have kept within the prescribed word count for both your summary of experience and your case study." Just be sensible is my advice.

Right then, Dave, here’s a question - something I’ve often wondered since I started implementing ISO9001 and later 14001. Why do these standards always seem to end in a 1? I hadn’t heard of 27001 before but know of the existence of 54001.

ISO say that all major standards that can be certified end in 01. There can be other standards in that series that aren’t certified and are for guidance such as ISO 14002-1:2019 Environmental management systems - Guidelines for using ISO 14001 to address environmental aspects and conditions within an environmental topic area

Here's something I've been wondering for some time. When you are asked a question in an APC setting that has a straight forward, simple answer (Eg. Name a type of Business Plan), my instinct is to answer the question as it's posed (Eg. Strategic plan). Should I be looking to always expand upon my answer to show the breadth of my knowledge or will this be considered as me "waffling on" to avoid taking more questions in the 25 min session? Should I wait to see if the panel ask me a follow-up question before expanding further?

You've got 40 minutes worth of questioning on all of your competencies, so mandatories like business planning won't linger. The chair will move you along if you ramble on a bit. Let the panel lead the interview.

I enrolled in 2009 and got laid off in 2010. Spent 5 years doing... very little. Bits of ad hoc work but nothing of substance. Started back full time work since 2015 and now have 13 full years of experience. I contacted the RICS back in March to ask about re-enrolling. To my surprise they were very positive. "Yeah, come back, no problem"... got my assessment route sorted out and didn't charge me anything. The latter is what amazed me the most... I was fulling expecting "Sorry, bro, you breached the 6 year rule so you gotta pay again". When it comes down to it, every chartered surveyor pays a higher monthly fee... presumably the RICS want more people paying higher fees so it is in their interests to not lock people out. The 6 year rule feels very arbitrary. Anyway, I'm making a proper go of it now, I'd like to feel comfortable to sit it in November but might yet park it until next May if I don't feel ready as it's a LOT of work to get done before the submission deadline.

For the record I'm 100% against the 6 year rule. It's unfair and unnecessary. It's a marathon and not a sprint. I enrolled in 1994 and got referred in 2001....wrong job, poor advice. Changed jobs a few times and when ready to give a good shot passed in 2008. So, there are many what RICS called "sleepers" who can go and pass. You'll be one of these.

Man made climate change must be proven - it cannot - all we have are computer models without any validation possible - so man made climate change is un-scientific because it cannot be tested. Please tell me were I am wrong? I do not agree of burning oil, gas or coal these resources are best used to make fertilizers and polymers.

Ive been working on it,.basically its been a total rush, was supposed to start 2 years ago and they have tried to complete it within a stupid timescale, hence everthing is last minute and rushed, then had a knock to other trades...it needed another 3to 4 months, instead of flooding it with thousands of workmen...

So, for Level 2 in the summary of experience I understand I’m supposed to give examples of how I’ve fulfilled the competency. For Health and Safety, when asked a level 2 question, should I be trying to back up my answer with an example from my experience? Honestly, the level 2 questions in this video feel very similar to level 1; am I just not understanding the difference in the type of questions? If they’re similar I’m a bit worried about how to identify level 1 from level 2.

Don’t forget these quizzes are designed to get you answering questions, not tell you all the answers. My advice would be to revisit the current competency definition…. And yes L1 and L2 for this one have similarities.

@@DIEMLtdTV One of my biggest concerns about the interview is my poor ability to recall information quickly. Your 15 second response timer has highlighted this to me. In a work setting I can spend some significant time considering a response to an e-mail; there's no pressure there. Do you have any advice on how a candidate can generally improve recall under pressure? My only idea so far is to start producing mind maps for each competency, write them out over and over, condensing them and hoping that my mind can make the leap to the information I need to draw on during an interview. Problem is, within each competency there are, presumably, hundreds of questions that could be asked and many of these are going to require me to provide a list (eg. of items that could go into a cost report or the things firms need to do when handling Client money). This is my nightmare; forgetting an item from "the list" and end up with a referral!

@@Foghorn8 You are doing the right thing about making mind maps. However, the final assessment is more of a discussion, with obviously some questions thrown in. My advice would be to give someone you work with these mind maps and just talk about the concepts. Give anyone you know your submission and ask them to talk with you about it, which is really what the assessment is about. There is a hack though, which you probably can use once in the final assessment. If your mind goes blank, mine frequently does, know where this information comes from. An example of this is you are asked the levels of turnover an PII levels set my RICS. if you mind goes blank, it's better saying "My mind has gone blank but I'd look on the RICS website where these are published" rather than make a wild guess and get it wrong. Remember, the APC is a process and about making sure you are safe pair of hands, not someone who can recall every technical fact as in practice, being a Chartered Surveyor is not a memory exercise.

David, thanks for the post. A few things stand out from the information publicly available and openly shared: - Concerns had been raised with the RICS regarding the individual by several parties from early 2022, yet they were not suspended until May 19, 2023. It appears their RICS registration/renewal was in June/July 2022, they were shortlisted for the RICS Young Surveyor of the Year in September, filed for bankruptcy in October, and received a Fellowship in early 2023. - A homeowner who was directly impacted from has publicly stated that the RICS claim they were first informed about ‘serious’ concerns in late 2022. Others have publicly challenged this RICS statement as incorrect. - Professional Indemnity Insurance (PII) - Companies are required to confirm they have PII when they register/renew, yet it could expire shortly after, and no reminder is sent to the registered company to request evidence it has been renewed. The RICS website states the 'Regulated by RICS' designation conveys to the marketplace that your firm … ‘Provides adequate and appropriate indemnity for your work.’ This is an incorrect statement, as highlighted in the case above. It is not great and erodes public and member trust in the RICS

Do I understand correctly that this lady lied on an application to, not only become a member, but also a fellow? Notwithstanding all the other lying and breaches of the code of conduct for members and firms that follows the initial passage, is it really that easy to get into the RICS? You can just lie and it's all taken "on trust", presumably on a basis of "the truth will out", and when the truth is out, the RICS reserves the right to strike you off? I'm not sure if I understood that correctly so do let me know if I haven't. I would have expected the RICS to have done some kind of background checks, no? When I restarted my APC journey last month they had me e-mail copies of degree certificates, etc. that I had assumed would be checked out with the respective educational institutions.... but this isn't done as a matter of course?

There are more questions than answers thrown up by this and it's crazy that it's happen. I really hope that it's a one off case. There are many pressing for answers at the moment and I hope the full story arises. Sadly I can't answer some of your questions as the answers are not in the public domain and I'm not privy to the information. As for checks, I've no idea if they actually check your certificates, so it's all on trust. I've said that for at least Fellowship or any part of an RICS board there needs to be a policy on vetting and DBS checks. Don't let if put you off your APC, but it does put the rules of conduct into context.

I've just decided to stop mucking about and go for APC which I'm hoping will be November, after working as a QS for well over 10 years. I discovered this channel a few weeks ago and found it super helpful so far, so excited to see this new range of videos you have teased. I was curious about CPD and, from what you say, perhaps it's not as rigid as I might have first anticipated. I have already noted one of your own recorded lectures on ethics down on my CPD register on the RICS website but in the back of my mind was thinking I should consider doing an extra couple of hours over and above the 24 hours formal CPD required just to "fully cover myself" in the event that a KZbin video isn't considered "formal". Perhaps that's not necessary if you really can set your own learning outcomes & targets. I am picking CPD topics that I feel deficient in, which I trust is the way to go whether you're going for APC or not, but curious to hear if candidates ever get challenged in an APC if an assessor disagrees that something noted against "formal" is actually "informal"? I always presumed that the assessors would look at your CPD before Assessment and tailor some questions to it to check to see if you were lying about it.

Thanks for your kind words. In my view as an assessor, CPD is no different than a qualified member’s in that it’s needed to top up your knowledge, especially around new requirements, in your case as a QS WLCA. Now, I’ve been doing carbon assessments for years and “went” on a free RICS course as part of my CPD package. The course was so basic it was terrible. The alternative is to get a copy of the standard and work through it. Often making some videos on here are classed as informal CPD by me as I’ve had to get my head round something and explain it. What I don’t like with candidates is when they fill their CPD log with unfocused anything just to tick a box. In reality, assessors are looking for: 1. Have you done it 2. Is it relevant to your job and the competencies The questioning by the assessors, usually the Chair, is often picking an item of CPD and asking you a quick question of it. Not really to check if you’ve done it, but to see how useful it was. This forms a very short part of a very quick hour. Hope this helps. Dave

Looking at the new competency guide you could be advising clients about protection they can take for the costs oof dispute resolution. You could be involved in dealing with third party DRS. Or, you could be advising the client on the must suitable method of dispute resolution. Hope that helps Dave

Clear as mud. Actually when in a terminus the driver usually is taking a break or changing trains. Said driver has to isolate the train from being moved however on board systems such as lighting will continue to run on battery supply until the driver returns or a new driver takes over inserts control key and raises pan.

Thank you for the shoutout, David - My experiences were similar to yours's at @BlackburnRovers at our home match of @BrentfordFC v @mancity with no sign of the initiative except for the stadium advertising during the match at the Gtech Stadium. Great potential let down by poor execution. Fans and Clubs, rightly, demand performance on the field (sadly, we lost against Manchester City) with environmental sustainability as a distant runner-up. More to come on @EMSmastery about recent @premierleague developments.

Interesting. I'm currently in a varied building surveying role with a MRICS degree who offer APC. However I'm interested in going into valuation/residential surveying with companies offering assocRICS I guess due to less varied type of work. Can't make my mind up, go into something I'm actually interested in and get MRICS later down the line, or stay in the role I'm in and go for MRICS now. Decisions decisions

I’d make my decision on what you are most interested in and has the better career-wide earning potential taking into account any bumps in the market. If, heaven forbid, there is a recession it’s the resi people who are hit first. Could they not offer your APC?

What usually happens to me is that something small, light, and not fragile comes in a correctly sized box with tons of packaging. But when I order something heavy and/or fragile, they come in a box that's 20 times the size of the item without any packaging.
