Hey brother. I was just listening to the way you're talking about your plans for the building. And really, 10m ain't nothing when it comes to being in NYC. If you're wanting to generate income the soonest, you're going to want to convert the LOWER floor/s to a restaurant or stores. Not many people are wanting to go up into a tower for a shopping trip or dining out. Also, not many restraints want to be located at the top of a short tower like that. You're going to want to convert the TOP floor, the penthouse, into a single unit if it's feasible. Most people when looking for penthouse views are wanting the whole top floor and don't want to be worried about noise. Have an architect design a plan for you after you get zoning permissions. You want your penthouse rented out first, because it brings in the most money, and it'll bring it in the soonest. Easier to deal with a few top dollar clients (ground floors and penthouse) than it is to deal with the ones in-between.

This is inspiring. Got me thinking that I can own a skyscraper someday. Thank you.
