Avon is next to Brockton, the people of Brockton want to leave! Ghetto crap, they want to be safe for their children, so the whole family pitches in for the Mortgage! Good for them😊 the rest get a mortgage, pay for a year or two, then stop paying, and the bank lets them live in the house for free, I live beside a family that hasn't paid the mortgage in 20 yrs, every time the bank has someone who wants to buy the house, the owners of the house say they can't find suitable housing, Of course, this will go on till these people die they are only in their 50's, they are there for life!😮

@@chrissy1310 I did not move to Florida although I seriously consider it often. I researched these options to help give people some insight into the different moving options out there. I know people that have used PODS and they liked the process. Obviously the most popular option is U-HAUL which most people have used especially moving locally. All of these options have a lot of positives and negatives. Obviously budget plays a big factor into choosing the right one for you.

@@PaulGraham_JR I have not moved since 1994. I moved from Haverhill, MA to Vermont and we used a 20ftish uhaul, a buddy and a bunch of beer lol. I am new to fancy moving like pods or a moving company! We are ready to do something different, we have been on a lake for me over 26 yrs and my husband over 35. We like the Citrus Springs area because it still has a country feel. Thanks a bunch! I might do pods if it happens for us.

@@chrissy1310 Thats a long time in one place! Good luck with your move. Someone I know just used PODS this past week, because of your feedback, I reached out to him and he also said he liked using them. He used a 16ft POD that he and his wife packed up and hired movers to move the big stuff.

Even last summer when I studied the hot towns, Wrentham made the list. Thats a great area with those towns, Plainville also has high numbers.

Anyone who throws that much money for a pile of 2×4s , then add the property taxes, insurance, its definitely time to leave Taxachusetts and Rhode Island for overseas, then add a 6% to a real estate agent, bottom line is like Barnum of Barnum & Bailey circus once said theres a fool born every minute....these real estate prices prove that as fact.

.....I love how you (and my husband...) have always planned ahead.....and, yes, maybe bc he had a job like yours within which the guys did “talk retirement” since day one ! (bc that job sucked! I think....) and the new guys wish ‘the dinosaurs” still working for thirty cents on a dollar...(bc that’s the diff he’d make if he was retired....)....Until.....He Became one of those Dinosaurs ! To work so hard and not be able to....or feel rushed...into retirement for those behind him.....maybe he thought of just Enjoying (what he could) in the midst of the huge responsibilities and stresses that always accompanies any rise in rank, or, at least, that’s what I conjecture.....bc I, for sure, got me one of the most stoic ones ever..... God Bless Us All ! I’m going to now look up 55+ in MA, having never known of their existence until your informative video. Thank You

I guess that does tell you a lot about the enjoyment of the job when you count down to retirement, haha! Yes there are a lot of 55 plus communities throughout Massachusetts. I have visited several and there are so many more. Yeah, definitely take a look at them online. I’m here as a resource if you ever have any questions about them. Hi Paul…just found your channels…so informative. I haven’t seen them all yet, but you didn’t mention the “T” being brought to Fall River. I’m betting the prices of homes in Somerset, Swansea areas will start to see a steady incline in prices as people working in Boston will start relocating here due to the affordability of homes here compared to Boston suburbs. I’m no expert, so I defer to you. What are your thoughts Maybe you could make mention of this in future videos? Thanks!!

Hi Brian, thank you for the feedback, it is very much appreciated! You bring up an excellent point that I should mention in a future real estate market update. Yes, it is very typical that commuter rails do raise the property values. This does appear to be the perfect storm of there being a lot of employment in the large city of Boston along with the facts that you mentioned about the housing prices just outside the city. But also, the daily rush hour traffic would make taking the commuter rail more appealing. The plan right now is to add Taunton, New Bedford, and Fall River so all of those cities and surrounding towns will most likely be affected. It does get interesting when you look at properties directly in close proximity to the commuter rails because the noise levels, etc., sometimes override the benefit of being so close.

They are adding a depot near, I hear, near Home Depot in Taunton rte 140. Also commuter rail also at New Bedford. I don’t know about New Bedford but the rail in Fall River will be operational by end of this year, at the latest. They will still be working on adding additional rails but have this one operating soon. I’m hoping home values increase substantially so we can sell when it’s high. We hope to relocate to Central Florida in 2 years or so and even now selling would be a substantial profit, hoping for much more as we would need to set up a residence here and the cost of relocating would not be cheap. Thanks for your input. I really appreciate it We live in Somerset, one of your “hot cities”.

@@BrianF315 We think alike! We have contemplated that move for a long time now but have not yet taken the plunge. It is very tough to know what the market will look like in 2 years. If we had crystal balls, we would be buying some investments, haha! But overall, I would say long term, real estate virtually always increases. Even if the market has a downturn, it sometimes takes time, but it almost always increases over the original value. For example, houses that went through the 2008, 2009 crisis, took a dip during those years, but if people still have them, they probably bounced back to what you paid for them initially and greatly surpassed it in today's times. Right now, I am seeing the majority of homes go for at least asking price, with a lot slightly over. We are really in a somewhat unprecedented time because the interest rates are the highest, they have been in a long time. Back in the 1980's, rates stayed in the double digits for a decade. So compared to then, it's great. But comparted to the 2.96% that people were getting not too long ago, these 6%'s are high. We are still seeing more buyers than homes available so it's still driving the market up even with the high interest rates. Will it still be like that in 2 years? Tough to say. The best advice I can give you is to not let the market dictate your plans too much. The market will be the market and one end always affects the other. The interest rates are high for everyone. So, sellers that sell now may make out great, but if they need a new mortgage, their new interest rate will most likely be higher than their current interest rate. So, it's like a wash. That is a contributing factor to the market being hot too, because less owners want to give up their great interest rate. But If I was looking and wanted something new, I would still be looking to buy. Because you can always re-finance if the rates drop. The commuter rail coming in will probably increase the value of homes, but if the market takes a downturn during this time, it will not be better. I would say don't base your plans off of the commuter rail. If they already line up with that timeline, then keep that timeline and hopefully you reap the benefits of property increases. But don't let the market completely determine your gameplan. It's always so tough to know for sure what is going to happen. Unless you are investing, then that is a whole new game plan. Its different because you are not necessarily trading mortgages like traditional home buying and selling. In that case, the best time to buy is when the market is low and sell hot. There are a lot of investors that have dumped all of their multifamilies over the last couple years and cashed in big time. Investing is when you want to zig when everyone else zags. But again, if you just want to get started in investing, eventually you have to start somewhere and don't want to wait forever. I'm more talking about investors who have been in the game and have acquired assets over time. Anyway, have a great day. Good luck with your plans. Reach out anytime with questions. Hi Kimberly, Yes Newton had good numbers as well. 3% over asking price on average last month. They had a real hot spot in the $2.5 mill to $2.9 mill range averaging 7% over asking price with 12 homes in that price range. Waltham averaged 3% over asking price.

I make $3 "above" "minimum" wage and only make 1/2 of the average monthly cost of living in Massachusetts. The only thing that can save real estate is WW3 or a better plague.

My family were one of the founding families of Swansea . The Barney family . My Great Grandfather built boats and was the largest town employer . The town has alot of history including what this gentleman highlights , the business opportunities and services provided. One of Southern New England's best keep secrets!

That's awesome! That is a great area of town. I went to the Mason Barney elementary school, great memories there. I remember the teachers talking about the boat industry and the Barney family.

@@PaulGraham_JR The Bungee Road is named for the area where the millwrights and laborers gathered to drink the daily rum that was part of their pay . Where the cork came out was the bungee hole. There is a diorama at Goff Hall Rehoboth of the ship works. My grandfather was quite enterprising, he even ran the post office and minted Barney coins . How nice you attended his namesake school. The Barney's originally lived in Salem, but left after the Witch trials. Your piece was great and really captured the town of Swanseas great points . I grew up in Dighton but spent alot of time at Ocean Grove swimming and we would always stop for a clam boil at Albernez Cafe after swimming all day .

Yes , the history of South Eastern Massachusetts is fascinating. The author Michael Tougias wrote about King Phillips War which started in Swansea and the early history of the town . It really comes to life with his books.

Those days are over of the average working blue collar person buying up land and then later dividing it to their children down the road. I’m not too far from Swansea and it’s a nice town. I live in Dartmouth. You can live wherever you want and it’s all about mindset. But anyway nice little town and a great school system.

5 reasons to leave the state of Massachusetts, Number one tax rate, exercise text on your car, Income tax on everything you buy, Real estate tax, Millionaires tax, inheritance tax, I mass probate, DBA and business tax , tax fine on medical care , If not signed up, I can go on and on and on, Number 2 Education Harvard is a $120,000 a year, Bu bc , Are to the point where you would have to take a mortgage out on your pension and your house to pay off, Number 3 healthcare, If you're a poor or and illegal you have no problem if you're a working man you're going to be working 3 jobs trust me, Number four, politician In this state are the highest paid in the f****** Union. I lived in Massachusetts my entire life, and I can't find one reason to go back. And to work in Massachusetts is even worse. I can give a short list on not to go back. 1. The DMV fees keep going up. A duplicate registration is almost 70 dollars for a piece of paper, and a duplicate license is around 30. 2. Everything is practically unionized, big dig is still being fixed. 3. 2A laws are ridiculous. If a burglar wants to invade your home, you can't defend yourself. 4. Talking about burglars, if they get hurt in your home as they break in, you will be at fault. 5. Your tax money goes to a office bathroom and it costs you over 15 thousand.
