I now have my credentials for running a STR management company. Now how do I find clients willing to hire me to manage their property? I have told a few people that I know and they said they would let other know but the word isn't getting to the right ears.

@@davidruhlman2591 First of all, ask a bunch of people a bunch of questions. I was told last summer that the first thing I needed to do was to get a real estate license. So I took an online real estate class and in November I took my real estate test. I'm a real estate agent, now what? Well, I talked to brokers, they talked to the state, I talked to the state, we got all sorts of answers. Finally, I find out that I didn't have to get a real estate license. Time and money wasted. I had to take an 8 hour course, one day online, and submit it to the state. I had to get a business license in the county where I'm making my office. It's a home office and I had to ask several people if I could have a home office before I found out if I could and how. I then had to apply for the license with the state for Vacation Lodging Services. I applied for that. Then I had to apply for a license to be the owner of that company, called the "designated agent". They seem to tell you one step at a time, only if you talk to the right person. If I had gotten a list of what to do in July of last year, I would have been done in August. But here it is February and I am still waiting on the state to process my applications. Long story short, what state are you in?

@@glenn7721 That is exactly what I am going through now! I want to avoid the unnecessary licensing if possible. So many mixed reviews everywhere. We have airbnb properties in multiple states right now (Florida, Oregon, WV, a few others) so we are wanting to be able to manage other's properties in the same areas since we are familiar. Every article we read says something different though like you said, most say you need a broker's license but from what I understand that is only for LONG term rental property management. What state are you in where that is all you needed to do? Who did you ultimately talk to to get the correct answers of what you needed? Lawyers?

@@davidruhlman2591 I haven't talked to any lawyers. Ask for the Vacation Lodging Services application. My application in Tennessee said that I didn't have to have a real estate license. After I got my license, they then said I had to do my property management under a broker. Wasn't true. I'm guessing that close to 90% of what I was told was at least partially false. Real estate agents/brokers didn't have the answers. The ones who were interested in working with me got bad information. If I'm not mistaken, there are similar 8 hour courses(basically 8 hour an seminar) in each state. They allow a q&a session at the end. Take that course. About $100 I think. Ask them what else you need. Start off in the state you are most interested in working in. Let them know you don't live there. You may even be able to ask some questions ahead of time. You can get some of the leaders email address before signing up. The course I took was specifically for Pigeon Forge, TN so that won't help you. But try to find the courses where you can ask questions.

1. Don't ship your car. They will tax gouge you at the docs in PR. 2. What ever property a real-estate agent tries to sell you, know that there are no privet beaches in PR (you can't own a beach their all public), if a local bank won't loan you money to buy a house in a particular area, there's probably a good reason. 3. There is no enforcement (or law) on what real-estate agents can claim to have to offer. Ergo many have on their websites properties they don't even have just so the consumer will be drawn in by their fraudulent abundance of choices. 4. If your not involved with drugs, or going around measuring your ego, PR is the safest place on earth. 5. There's no such thing as gringo pricing... If I as a Puertorrican go to a kiosk to buy food (where the prices aren't stated) very well dressed I will get charged more. Its all about what they can get from you (business is business even if it's bad business). Most reputable places will have the prices stated. This concept applies from buying food to buying a house or car in certain places. 6. The easiest way to become infamous in PR is to attribute our social problems (which we are trying to over come) to that of a problem of our character or culture. The easiest way I can say it is "hate the crime, not the criminal" and assume that we also hate it and would also like to know how to resolve it. For example a Podcaster complained that Puertorricans are loud... Yes and what, there are no puertorricans whom are also upset that their neighbors are being loud?... There are no students trying to study for their next day exams in PR?... But no one (except trolls) in PR will get upset if you say some people in PR are loud and take away from the ambience. Thus for this reason and others loud speakers over a certain decibel should be made illegal...

Background music very distracting, is at same volume as speaker's voices so turning up the volume only makes the music louder. Also background music has words which are interfering with the speaker's words. If you must use background music please consider something instrumental so I don't hear someone singing over your talking. Thanks! Love all the work you guys are doing!
