Good informative video, but strange you don't pronounce "Aquia" correctly. You say you help people move in there. I don't understand how... or you'd know how to pronounce it. Not a criticism. Hope it helps you to know so that you get more customers.

Having grown up in Spotsy, near downtown Fredericksburg, there are reasons why my wife and i moved to West Virginia. One of the biggest reasons is the traffic. The roads can't handle the amount of new developments, townhouses, and apartments. It seems like every piece of land is being developed with no thought of the added vehicle traffic. Taxes have been going up too. It used to be a really nice place to live. I think the goal is 15 minute city. Unfortunately it takes 30+ minutes to get anywhere now. And Stafford is just as bad. The Fredericksburg "area" used to be "southern" and great to be between D.C. and Richmond, but not its just a suburb of D.C. And dont even get on I-95 on the weekends or rush hours (yes, plural).

Wrong. The Burg is closer to DC (53 miles) than to Richmond (60 miles). Are you making things up as you go along? The VRE will only go as far as Union Station in DC. It will not take you to Maryland. I assume a realtor who specializes in Fredericksburg would know this.

After watching 10 minutes of this crap, it's evident you don't know what you're talking about. Chatham landing is not "just outside the Naval surface Warfare Center, about 35 minutes from Fredericksburg.". It's literally across the William Street bridge, 2 min from Downtown Fredericksburg . You even show Rt3 road signs, but say it's only accessible from Rt301.

I lived in Falls Church from 1967 to late 1971. It was a nice place to live back then. Walked to Seven Corners with friends. It was a 15 min. walk. I lived on Shady Lane right off Hillwood Ave.

Hopyard Farm needs to be on this list! Only 20 minutes to the main gate of Dahlgren I worked for the builder in Hopyard and we’ve sold many homes to many military and civilian buyers relocating to Dahlgren. Hopyard Farm is a master plan community with great amenities and access to the Rappahannock river
