I've been thinking about the code deflection limits.. its interesting to note that they only spec an worst-case L/360 for the entire span, not caring where the worst-case deflection occurs, or even what the worst-case slope or rate-of-change-of-slope (which is proportional to the moment on the beam at that location).. Why is it interesting? because you could theoretically reach failure of a beam if you heavily loaded one end of the beam without the worst-case L/360 deflection limit being reached - albeit, this would be very unusual, and typically you would far exceed the deflection limit before failure.

When my Hikmicro Pocket 2 arrived I took it to a neighbor's house and put on a demonstration on everything from his electrical panel, plumbing, and such, to his wife cooking dinner. I am a electrical contractor and my level 1 certification has expired. What is the best way to get my certification back instated? At the time i was planning on doing commercial electrical inspections but got to busy do installs. i have the flir E95 which i think is good.

After watching probably hundreds of water heater videos I am surprised how few installs and replacements are using dielectric unions. In California we can use flexible hoses to the tank and strap to the wall due to earthquakes.

I understand Ben' viewpoint on this. However, I have reservations, which I can best express by using my own situation as an example: -I run a profitable inspection business in Jackson Hole and the surrounding Wyoming/Idaho region. -My business comes primarily from real estate agents and brokers with whom I have long term personal relationships. That network expands, mainly to other realtors, by word of mouth. -The inspections are mostly high end residential, luxury, and ranch properties, with a wide variety of systems and building types. -Personally, I came to home inspections from a background of building, including residential and commercial. Log, frame, steel framing, R-Panel, modular, etc. I could train people to this standard. I would have to make certain that they could perform at the required level to maintain my reputation. And, to make the added management costs worthwhile, I'd have to have several inspectors. Here's my problem: At that point, there is absolutely nothing stopping the employees I've trained from going into business for themselves, and competing with me.

If you pay them a comfortable wage they will be less likely to start their own business where they have to take the appointment calls, marketing and manage the books among other things a field tech does not typically have to worry about. If you are bringing in a lot of business that I'm and of itself is a talent and if you are able to maintain a high standard and pay high wages more customers will appreciate your work and more people who would otherwise not be in the home inspection business have an opportunity to work with you and demonstrate their skills.

I understand. It's just an opinion. There's only 9 ways to make more money as a home inspector, and one is to hire. The other is to charge more (high end luxury clients). But... wouldn't it be nice to hire inspectors, train them on your high standard, and simply manage your team deployments? I don't think Bezos is driving any delivery trucks himself.

If you don't hire... Limited scalability caps both income potential and ability to serve clients effectively. You can generate more value leading and training others than doing all inspections alone. High-end clients often prefer established companies with teams vs. solo operators. Your expertise is more valuable when multiplied through trained employees. Growth by hiring creates opportunities for higher-level consulting and premium services. And finally, what happens to your clients and business if you're temporarily unable to inspect?

So informative! Question, is it correct to identify the water heated shut off valve as the main shut off valve to the house in an inspection? The water heater valve as i understand, will only turn off hot water exiting the water heater.

The main water shut off valve is the valve that turns off all water. The valve that's connected to the input side of the water tank turns of water only at the tank.

There are several things to do as a brand new inspector who can't get things going as well as expected. One is to focus fully on networking with real estate agents - attend open houses, join realtor groups, join the conversation on social media, follow agents on social media and talk, visit offices, sponsor lunches, feed them, do a short GFCI presentation, give discounts on ancillary services, do a free inspection for each agent in a small local office. Skip other marketing until you have agent relationships. Agents may be your fastest path to first inspections and building credibility as a new inspector. Interesting. Code attempts to clarify the terms. 2024 IPC Table 604.3 lists sill cocks and hose bibbs as the same thing. A sill cock is a hose connection faucet located on the outside of a building. Sill cocks include hose bibbs and freezeproof hose faucets. The term “hose bibb valve” refers to sill cocks.

How were there 0 "material" defects? According to InterNACHI's definition of a material defect, any defect that, if unaddressed, could cause harm or cost $ should be a material defect, correct? How are most of these issues not considered a material defect? Cracked roof tiles could lead to serious water damage if left unaddressed. Is a recalled Zinsco panel not a safety concern?

I just attended the InterNACHI conference in Raleigh NC and learned about this. I'm in the process of selecting a pre-designed profile for my website. The one question I have at the moment is, can the color schemes on the templates be changed? Not the layout, or the pages, but the colors.

In thermodynamics, entropy is a measure of disorder or randomness in a system. Over time, systems naturally move from order to disorder unless energy is put into maintaining them. For a home inspector, entropy can be seen as the inevitable deterioration of a home’s components and systems due to time, use, and environmental factors. Left unchecked, entropy in a home leads to defects, safety hazards, and costly repairs.

Worry about retaining the realtor above anything else. There is a very decent chance you’re never going to see that client again. So you’re just sitting around and you’ve got random past clients just calling you and you’re stopping in an inspection to talk to them? That’s not very realistic

Its one of the best ways we demonstrated that we attended to our network of clients. High end clients want that type of service. Just my opinion and advice. One of the best ways to loose a potential client is to not answer the phone. "At the tone, please call me competitor."
