I can understand the constraints but the toilet was in the way of the door before so this location is much better and a nice translucent film on the window will make it super nice and on the 2nd story it gives good light and still privacy. As a amatter of fact we have seen this on many homes recently that we have marketed for sale.

Any advice on ways to do due diligence on liens and title , without having to pay the fees , just until I know for sure that ill continue with the property ?

Davion, best way is to have a title company relationship to do a title search. But for preliminary you could check the website for tax records to see if they are paid and current . Many public websites show that, depends on the county. Other places to check are with the HOA manager firm if current. Those will give you an idea of the risk, but buying title insurance is best protection after a thorough title exam/search has been done. Sometimes the money needs to be spent to decide whether to move forward on a transaction with the most information.

The thing is I don’t wanna put lots of money into a property if , something pops up that destroys the deal that Title insurance and inspections are just suffered as a lost you know what i mean

@@Davion_savant These are the methods we have found best for due diligence. The Title Insurance cost is not spent until the property closes. Having a good working relationship with the title company is the best way to have them helping you with some up front due diligence in the title search if you found nothing on the county tax website and HOA property management call. Also finding a problem may not mean it is time to kill the deal, but may renegotiate if the findings are less than positive. What area are you searching to buy properties?

Disagree, the mortgage company never lets one day of interest go by so pay it in the mortgage payment or it gets collected at the closing table. But appreciate your opinion.

@@anakinlola We agree that you can have it collected at the closing table but there is not a benefit in not paying it thinking that you are saving money. You actually will not be saving as you will pay interest on a larger balance.

@@luischerena7804 It will be collected either way, but if you are late on the payment then you get the bad credit ding. Let's say you closed on 14th and then the check is fedex delivered but it is late then that is a late payment on your file. So just pay that last payment on the 1st before a closing on the 13th and you will have less of a payoff so you will get more back at closing... 😀

Why did you have to buy a new fuel tank? Did it get cracked? The maintenance on the fuel tank is generally those little fuel lines. They actually act as a seal when inserted into the fuel tank. As they age they shrink and do not seal the holes in the tank properly. So you put it in the car or just hang it up in your shed and the unit leaks gas or gas fumes just escape. Every 5 years or so you just go to a good hardware store and they have that gas line on a roll, they will cut off what you need. Replace the one on the fuel filter first and then cut the amount of the line you need to reach the connection to the unit. It is easier to have a longer fuel line as you have to attach the fuel filter and have the line run to the hole. Then use the rest of the line to connect the priming bulb connection.

Mine doesn't lock when it goes down. It does however lock when it is in the up position.

The Rear Seats, on the Super Crews, there isn’t a Locking Mechanism in the Down Position. Just the weight of the seat, and whoever is sitting on it. A least it’s that way on my 2017.

I love KZbin. Thank you very much. We were in a tight spot for a birthday dinner and our seat wouldn't go down. Unfortunately my seat doesn't have a zipper but the cable was in the same location.

Not sure why they got rid of the zipper with so many failures of this device. But glad that I could help you get it fixed. Mine was broken from the initial test drive and the dealer had no idea and once I fixed it it has never come loose again in 5 + Years.

The seat isn’t in my garage to check today but I don’t think there is a down LOCK position it is just Gravity holding it down

They must have added the zipper since the linkage comes off so often but just fixing the linkage would have been a better solution.

i have the 2017 xlt and no zipper, but i looked everywhere and never noticed that freakin latch and didn't want to deal; i only use this to let dog jump in truck so lifesaver, thanks dude. i'll find a way to fix cable later just glald to have flat back seat again (2 months)
