I feel sorry for the kids today, wages have not kept up with inflation since the 1980's. Even Verizon cut its wages in the early 2000's due to corporate downsizing & automation.

A quick google shows you are incorrect. The waged you quoted in the 80s was for a dual income not single, yet your current income was single. Not a fair comparison. The single income in 1981 was 11,118.

You mention rates but don’t actually compare them with numbers. Taking into account Median household income, median home price, and interest rate in 1981 vs 2024 would have a house payment(principle and interest) in 1981 taking up 58% of a buyers income. Today it is 53%.

What good is a tax credit if the mortgage is 3500 a month and homes are 650,000? Which will end up costing well over a mil at the end of the 30 years. Cool thanks for the 5g’s. The only thing that’s going to get people to buy homes is an interest rate cap and a cap on cost per square foot.

Affordability is a huge concern to your point. Pricing is driven by supply and demand and even though demand has come down, supply remains much lower, leading to higher prices.

@@BuyingWesternChicagoSuburbs while I do think that's true, figuring out true housing demand is tricky, much like traffic demand it isnt so simple to figure. If you ask someone if they want a house they're going to say yes. There are alternatives to owning a home so when the price is too high people will choose other options like renting. It is certainly alarming to see a 400k house price average but if rates go down we're locking that in. If rates stay the same for longer that number goes down and I think that trend is happening right now.

Perhaps you could get together with other realtors and put some pressure on the city of Wheaton to actually come into compliance with accessibility codes and statutes both state and federal. Way to many businesses are not accessible.

Sadly this is not worth it. In many cities there are schools sitting empty and the cities will not allow landlords to purchase and convert these to apartments. Mainly due to location, schools are usually in industrial/commercial area and not zoned for habitation. Another reason too many regulations are holding us back as a society, we need less rules, not more.
