Or just find a reason to get out and submit it in a written document. The lease is only valid if it does not break laws or policy. Regardless of the wording, many things over power how a property is being conducted. If your office has stairs/steps with no ramp/elevator that's against ADA and a lease becomes void (even if the lease said something about ADA). You can even move out of a commercial lease if neighboring business make a lot of noise due to landlord covenants that are suppose to protect your ability to operate peacefully. A lot of landlords will tell you to work out complaints, but business is business and you're entitled to stick it to a landlord. Many lawyers will tell you that is not true, yet property managers hire lawyers too and they won't represent the opposite if its not good for their reputation. Do some research, talk to professionals and get a good note that can fall under a couple civil codes and your lease can be terminated. Don't try it if you submit all your preparation verbally, you need written documentation.

Hi I have a 3 year lease and have not been leasing for 1 year and I can no longer afford the business due to the pandemic and not having any employees... I been paying rent but is there any options of getting out even though a year hasn't been established...?

Great video! My lease is a closed 5 year commercial lease. 3 years left. There is no kick out clause. Offered my landlord 3 months upfront and he still didn’t let us end it and wants us to sublease it. We haven’t been able to use the office for 16 months and been paying rent all this time. Him or the gov. haven’t helped us with rent at all. I literally only have 3 months worth of rent in my account (my cushion) Let’s say 3 months passes, we havenMt found anyone for the sublease and out of money to pay him, what would be his options? THANK YOU (I live in Toronto)
