It took me 51 hours from just looking at houses on Zillow entered some basic information online for pre approval estimate. Then got phone calls from lenders, had a real estate agent, saw the house, connected with sellers agent, negotiated and was under contract for the home. I never knew it could be so simple and quick.

(The market open today is making everyone go fast now that I have to fully secure lender per contract terms, post inspection negotiations, home insurance) It's something I've always thought about so I skipped the planning stage, its under a mile from my apartment so I skipped the knowing the location stage. I can make up-to a 25% down payment and I work for Dell so safe to skip anything with math. Do you have a video or advice on temporary subleasing early to knock down that loan principle? (i did a 3-2-1 + buydown to 6.5% peak so start with 3.5% that way I have 16k of seller concession out of 26.5k in escrow and ready to refinance within next 36 months) -- But anything I can do to nail down principle will give the bank less money in the end.

Most of the time, an Appraisal Management Company (AMC) hires tye appraiser, nit the lender. Consequently, the fee shown on the closing statement for the appraisal will appear high.

Currently going through this myself I make a lot but I Right most of it off but I also have a W-2 that I work at 5 months when I went to. It's part of my employment I got a lot of barter so work for farm Where I get all of my housing heat, electric internet and a truck with gas and most of my food so my living expenses are almost nothing. I do all this to max out on purchasing power and minimize tax liability. I am convinced that the system the way the structure in the United States with Fannie Mae Freddie Mac buying the mortgage backed securities has all these requirements to increase IRS revenue above all else it has nothing to do with ability to pay, i prove them in many ways i have had and will have atleast $60k cash flow above my living costs but they dont care tgey just need to check the arbitrary box's. If you go with an alternative mortgage then pay significantly boring interest is still probably won't get one at this point I'm thinking I'll never have a mortgage by land with cash and build a small house cash and add on to it as I get more cash.

If you have low income but equity in you house the problem is that you may qualify to take out a heloc but then you may not be able to get a loan for a rental because your loan to debt ratio my be to hight no bank will loan if that is the case

Only ONE+ has an income limit. You might be seeing HomeReady have an income limit. But that is different than HomeReady First (which does not have an income limit) Email me what you're seeing differently:

Critical - in your rent vs buy comparison, you did not include the capital costs associated with homeownership. A broken dishwasher, new roof, plumbing fix- none of those are the renters responsibility, but definitely fall on you as a homeowner. If you’re going to do a cost comparison, you need to make it realistic and include everything, not just what supports the narrative of buying.

Sure thing! I am always open to constructive feedback. In that calculator I show, I do have a section that estimates maintenance expenses for the monthly payment, but I guess I forgot to add it to the long-term costs section! Shouldn't be too difficult for me to get that added in there :)

This is out of control. In Hialeah/Miami, FL areas that aren’t at all upper range sectors, questionable 2/2 homes are literally half a million dollars $500,000 . How in the world is this possible? I mean, people’s needs and tastes are different, but these home prices aren’t for the average working class anymore. We fair almost equally to 3rd world countries where people’s dreams to have a place to live is and feels more like impossible. I’m so broken hearted 💔😭

These grants are only for conventional loans; VA loans don't require a down payment anyway :) You may want to check if you qualify for other benefits with a VA loan.

Can you explain what you mean when you say bigger banks can make more money on government loans? are you talking about keeping the credit on the YSP? On the broker side, thats a credit given to the buyer, is that kept as profit on the retail side?

Great question! Bigger banks might profit more on government loans because they retain the Yield Spread Premium (YSP) as profit, while brokers often pass this as a credit to the buyer.

Coming back to the video after first watching it roughly 6 months ago. I just had an offer accepted. (Thank you for your videos they have been incredibly helpful!) You are 100% right about a realtor. Once you get a realtor and a team together, it goes SUPER fast. I texted my realtor for the first time the week before Christmas. If all goes well, I'm expected to have the keys the first week of February. Best of luck to everyone out there and I pray you all find a good realtor because she has connected me to everything (an amazing lender that broke down the cost of everything and explained everything and now an inspector who offers several types of more detailed inspections.)

GREAT GREAT vid here that simplify what's complicated for most people. I love this The only point I would 'counter' would be at the 7:05 mark. I wouldn't describe the "Banks are helping you" No lender wants to lose their collateral to municipality seizure or fire/damage or even foreclosure. Banks collecting escrow is a way of them protecting their interests, not ours.

As someone who did mortgages one of the first questions they make you ask is did you take out a loan for your down payment if that answer is yes some banks will view it as too risky. Every bank has their own rules on risk so just keep this in mind.

I have a substantial amount of equity, and I would never consider using it to purchase another property. I’d much rather secure a separate mortgage than risk jeopardizing my primary residence. I’ve seen plenty of people in my neighborhood do that, and they ended up foreclosed!

I totally understand your frustration, travel nurses can qualify for a mortgage! As long as you have 2 years of nursing experience (with at least 12 months as a travel nurse), lenders can work with your unique situation.

I have a question that may seem silly but I’m still unclear. I’m planning on buying a multi unit home eventually so 2-4 units. Do I need to have the home picked out before getting approved for the FHA loan in order to have the future rental income included in the quote? I was under the impression that I needed to be pre-approved for the FHA loan before shopping for a house.

If you plan on buying another home at 400,000 they will most likely as for 20% which is 80,000 down payment . The Heloc is 87,500 you would not be able to buy this house using this Heloc unless you did FHA 3.5 % or 5%.

When you sell your first home, any loans tied to it are paid off with the proceeds. To use equity for another home, aim for a credit score of at least 620.
