Hi. Great information. I am puzzled by something. If the MLS has 3 to 4 months supply and the VLS has 3 months supply, shouldn’t it be considered at least 6 months supply because you are talking about the exact same area. Or is it because they have their own buyers so you can not consider that way of thinking. Also the VLS will not share their information about sales, etc with the public? Thanks

Please realize that the mls has 350, the villages listing system has another 500 preowned and 150 or so new. I would expect a sellers market once average sq ft prices get closer to $200 per sq ft. Thank you for the update.

Nuthin' stable about real estate markets, these days!!! Supply will go up - demand will go down ... its basic housing economics when rates are rising. You will know this because listings will start to tick up, and price per sq ft will start to go down.

Last to go down first to come up must be a realtor that lives there. Lol last time I remembered in 2008 Florida was first to go down and stayed down for a long time. It was funny that I found this

It's a great time to wait. Prices will be decreasing in 2023 by mid-year and perhaps lower by year-end 2023.

The wisest thing that should be on everyone mind currently should be to invest in different streams of income that doesn't depend on the govt. Especially with the current economic crisis around the word. This is still a good time to invest in Gold, silver and digital currencies(BTC, ETH..).

What are the houses in the Villages so ugly? Little cookie cutter houses on tiny lots.

We also bought in the villages. We looked at several homes. All needed updating. We did find a home in Sanibel, great location. Totally remodeled. What most people forget to add, is not only does the Village's have everything that a active person would want. But in the 80 mile Radius from the villages, there's quant small fishing towns, wildlife refuges, Atlantic beaches, gulf white sand beaches. And so much much more. It's hard to explain all the activities this central Florida offers. Have a great time, i know you won't have a hard time with that!
