We bought our primary residence (a flip) almost 10 years ago, and we've been bit so many times. The flippers bought the place on shortsale (foreclosure), and they hid a ton: extensive mold and water damage, foundation damage, badly encapsulated lead and asbestos, complete sewer line collapse. We've effectively spent the purchase price of the house in repairs in just the last 2 years. We even made sure we had 2 independent inspections. No one caught it. It wasn't until things started shifting and moving out of place that it became noticeable. 15 piers later, foam under the slab, all new floors and drywall, and we're still looking at having to do more. Likely another 6-10 piers and more drywall repairs. ---- All great tips for buyers and investors! I'd also suggest folks look at the surrounding neighborhood values before purchasing in a given neighborhood. If comps in one housing addition are 1.5-2x the price of another, there's a reason. Make sure you figure out what the reason is. It may be something as simple as one neighborhood being a bit more mature. Or it may the that one is built entirely on clay soil that shifts with the seasons.

I moved to Denver in 94, lived in a turn of the century, Capitol Hill apartment with 10 foot ceilings, and hardwood floors for 400 a month that I decked out with antiques. Made tons of money, went to shows and bars on Colfax all the time and ate out whenever I wanted. It was a blast, but started to get really yuppified and expensive, so I moved to greener pastures. I’m pretty sure none of the dozens and dozens of people I knew then live there anymore.

Denver is now plagued with the same ills other US cities have. Hence no one wants to live there. Blue states in general are failing due to tyrannical left wing govt politics.

Thats because all the new people in Denver have caused the housing shortages and thus the supply and demand... many of those people will soon be leaving so I'm sure the demand for housing will come down and so will the cost.

Is Denver as sunny as San Diego? How does it compare? How does Denver’s annual weather compare to NYC annual weather? Do the average lows and highs provided reflect nighttime temps (average lows) and daytime temps (average highs)? Lastly, and this is importantly, which *affordable neighborhoods* (less than 1.5k/mn) are great for singles in their 30s and 40s? Thanks!!

@dahlia-r3m Some may argue that Denver's sunnier than SD mainly because SD can be foggy with the marine layers in the morning. Denver vs. NYC I'm not sure, I don't have a base on what NYC weather is like. Denver definitely has the high-highs and the low-lows. Summer time can have triple digits, winter time can have negative temps. SD has less outliers, coldest it gets over there is like mid 40s, and that's rare. As far as affordable neighborhoods, north Aurora gives you the proximity to the city as well as great food options. Think near Anschutz Medical campus and E Colfax/Buckley Airforce base. What kind of place are you looking for? 2b/1ba? Condo? Whole house or roommate? Hope these help!

Most definitely! You gotta find the right ones. For flowers and outdoor decor, I would recommend going to the Parker farmer's market. The other farmers markets are more geared towards local foods, drinks, and handmade things. There's a pro and con to all of them!

Looks like they're going to keep the Avs and Nugs here for now, they're popular teams for sure! It'll increase the value of Denver and current homeowners in the area and bring in a lot more money for the city/state. Plus, I consider it an eyesore for now. I like the redevelopment idea personally.

It's tough getting right-of-ways for ADUs. I think it's a good idea since many homes in Denver have a LOT of square footage and give people a more affordable place to live.

Informative video. It seems like this data is just capturing which zip codes have experienced the highest year-over-year price change. Is that the same as appreciation? Do we expect this price change to be around the same values in 5 years? In 10 years?
