What do you need to do? Is it credit score requirements or something else?

@@InvestinDenverWithIan Reserves require a deployment or 6 years of service. Planning on doing a deployment sometime next year, but will push current time horizon to 2027. With good credit score rates are 5%, also pays for a lot of the closing costs.

I'd like to add Taj Palace food truck in LoDo. Some of the best Indian food I have ever had. It's a gem.

Are you sure you have ever been to Denver? You have no clue what you are talking about. Aspen 'just outside of Denver'? Yeah, over four hours outside of Denver. Pop up Chick-fil-a at Red Rocks? Never seen it in decades of living here and going to hundreds of Red Rocks concerts. Wouldn't give them money anyway. Don't snowboard at Breckenridge? Sorry you are such a s#!+y snowboarder that you can't keep your speed up. Maybe invest in some wax and a tune. You are talking about one or two trails that can easily be avoided and can be managed by any competent snowboarder. On a resort with five mountains. But yeah, definitely don't come. "There's not really a way to gauge exactly what those fees are" except maybe the DMV website like any other state. You are an idiot. And number 9: don't come here and think you are a "local" when you obviously haven't been here very long.

A good idea to try to avoid the 16th Street Mall until next year. The city is in the process of tearing up and fixing the road and sidewalks. So be prepared if you want to go there.

Management of the complex did NOT do a good job with maintenance requests. After several issues, I believe Chad pulled the plug and sold the business. I'd ask him though

I like the big dreams! Scaling up is definitely harder when you only have one party involved. When you leverage other people's money, it's easier to take down bigger deals for sure.

Ummm… I know this isn’t real important and kinda anal but technically the center of town is Broadway and Ellsworth… at least that’s the 0 hundred block where all the addresses are East, North west n south of that intersection, where you’re talking about is Lower Downtown hence the nickname LoDo…

All these ADU are bringing too many cars into family neighborhoods, 10 cars per house. Over crowding makes neighborhoods worthless when you have apartment style living going on. Does anyone else like these ADU?

What's crazy is that renters in cities like San Diego and Denver are willing to pay market rent for these studios or 1b/1ba ADUs. There's a high demand, and the city is not only allowing but requesting people to build them.

We are going to see a 40% crash on prices in a year. I don’t see a beach in Denver so why would we pay California beach prices

True, no beach in Denver, but the mountains are calling! Some are just mountain people and not beach people. Not sure if anything will change that significantly like 40%, it's all very hard to predict 😅

@@InvestinDenverWithIan 2019 houses didn’t sit on the market for more then 7 days and they went over asking now that’s not the case. I know you make your money in real estate and don’t wanna hear that but it’s just the way it is when Inventory increases 20% and the buyers are not there

During the GFC people’s home values went down and the home owners were required to pay the difference or foreclose on their homes. Someone I know was required to pay it within a month.

How many renters spending money not building their own equity did it take for you to get those extra houses you don't live in? This scheme can't work for everyone because of everyone owned a house, there'd be no renters to live in your basement and pay your mortgage. But the real problem is the equity firms buying up a third+ of the market making it impossible for that green line to go up.

It’s got a long way to go but downtown Denver is getting better. Was there last week working and walking up the 16th street mall and construction everywhere and definitely attempts to improve the cleanliness and safety of the area compared to a year ago.

100% there's a lot of improvements to be made. Slowly but surely it looks like Denver is moving in the right direction. The question is whether Denver can keep up with the influx of people and employers right now...

I moved from TX to CA. I lived here for a year. CA is too liberal for me but TX is too conservative. Im looking for something in the middle not too extreme. Is Co more middle? I thought about moving to Co for a while.

I definitely think so. It's more "purple" than CA or TX for sure. There's a good mix of diversity with some conservative values depending on the neighborhood you choose to live in.

Californian transplants ruined my home state. One of the “Do not’s” should be telling locals that you’re from California. A lot of us hate that you’re here. Colorado used to be an affordable, and safe state in general. Denver being one of the highlights of it all. Denver in 2024 is not the Denver that most of us grew up with. The homeless/drug problem is to LA levels, crime is at an all time high, and to go with that, real estate is at a level in which a lot of natives who don’t already own homes in Colorado, never will. The average home price in Denver currently is about $600,000. The income needed to barely scrape by, not even to live comfortably, is $160,000 a year. I and a lot of other natives could go on all day. Don’t move here! Go invade Idaho or Utah!

There’s a place called Como that I used to go every year with my dad. A partial ghost town near the Continental Divide and Frisco. It’s amazing!!!
