Here is your typical realtor blowing smoke! Nice graphs! There are so many other factors tied into this market cool down than the typical results due to the time of year. Inflation is getting worse, the Fed is hiking interest rates with no end in sight, recession, layoffs due to recession, foreclosures that were held up due to mortgage forbearance, and the list goes on. DO NOT LISTEN TO PEOPLE LIKE THIS! Their income is based on manipulating you into buying, and selling so they can eat. WAIT TO SELL! WAIT TO BUY!

Hi Mathew! This comment you made 2 months ago looks even worse and misinformed more today than when you made it! In the last 100 years, there have been less than 10 years where your advice, "WAIT TO SELL! WAIT TO BUY!" has been good advice. There was always an end in sight with rate hikes (almost there now), the recession will not hurt (no historical basis for this to be a concern as it relates to real estate as only once have prices dropped during any previous recession) the real estate market and unemployment is too low now for any layoffs to have any measurable effect on real estate, there are no foreclosures. Basically, it's lowest level ever despite being screamed at by people like you for the last 2 years that a WAVE of foreclosures is coming. There is no evidence to support this claim. None. Zero. It's nonsense. The number of people behind on their payments is also lower now than at anytime since before COVID. Perhaps the better option for people is to actually pay attention and learn from people that are experts in industries rather than people like you who have demonstrated in your comment that (without knowing me at all) you claimed I say what I say to make money (this is a terrible, hateful accusation that says more about you than me) rather than help people (such a foolish thing to say when you don't know me at all). But, hey! You do you and believe what you want. It's a free country. For the rest of you that may read this comment. Please continue to seek wise counsel and listen to be who spend their lifetime passionately working and learning and practicing in an industry they love and who won't let people like Mathew troll them. I think people are afraid to purchase an inflated priced house right now for $800K and when they go to sell in 2-4 years it's only worth $500K. Not saying thats what is going to happen but a fear people have and a fear that may make them say "I'll just wait and see"

So first off *"this time is very much different"* as going in to 2008 there was *UNDERSTOOD ALREADY* to be a crisis and monetary Authorities at the US Treasury Department, US Federal Reserve and US Federal Reserve Bank of New York were already acting *PROACTIVELY* to prevent some type of surprisingly localized mainly to California and New York City *"Housing Insanity"* from causing a material impact to the US economy as a whole *AND THIS ALL WORKED* as we can see by your graph of current pricing ideals in the Greater Atlanta metro area. It must be noted however at the same time 2008 the European Central Bank saw *ZERO* crisis and in fact *RAISED INTEREST RATES* in response to the 2008 Great Recession. At peak interest rates in Greece hit *THIRTY PERCENT COMPOUNDING* so yes I agree there is no *"housing crisis"* per se indeed be normative as the US Federal Reserve as begins a tightening cycle for yes absolutely prices to rise ... but in economics this is known as *"Gibson's Paradox"* meaning this has nothing to do with rational or logical understanding of *"what makes sense"* in the least. This can lead to a false sense of security as relates to supply and demand and *"pricing power"* by way of example as well be the prices of cars or trucks or the price of gasoline at the *"fuel station"* as absolutely those prices have shot up higher/remained elevated as well. *DO NOT BE FOOLED.* *TRILLIONS* in wealth have been obliterated in the US equity market alone alone and in just a matter of Months... *AND EQUITIES ARE FAR LESS SPECULATIVE AN ASSET CLASS COMPARED TO COMMODITIES* let alone ahem *"the Housing Market"* ahem. I love those that claim, "this guy is full of sh**!, I'm going to start my own channel to prove him wrong!" Really? Why haven't you done it yet? People think its so easy to simply turn the camera on and create relevant engaging content that people will watch and sub for more. If it was easy, everyone would be doing it, but it's not. It's super difficult and extremely time-consuming. Much respect Premier! keep up the good work and ignore the haters. Their mom's calling them up from the basement as we speak.

Yes, housing has become much more expensive in the last couple of years and increased much faster than inflation. There just doesn't seem to be any data that suggests prices will be coming down. If I see anything that changes, I will definitely post a video about it!

There are zero signs of a crash but some will make up irrelevant headlines to get views. I won’t. It’s very straightforward actually and if you don’t understand that we who are actually in the industry might be better able to understand this then maybe you need to just move on rather than trolling around.

They are used to spending at least double for comparable real estate? And do you believe these wealthy transplants from failing Blue states will continue, since those states continue to double down on their high taxes, high crime, and high homelessness legislation? Thanks in advance for your response! (I'm a high end residential architect wanting to avoid/preempt the nightmare my family and I went through in 2008-20012).

I think it will depend on your wants/needs. Currently the condo market is a little bit mixed. Some have prices going up or flat and I’ve seen others that have dropped significantly. The important thing to do is make sure it’s where you want to live and get a proper market analysis done by your agent to be confident about your purchase.

They are adjacent to one another so it could be a 15 minute commute if you were in west Roswell and up to 45 minutes if you were on opposite sides of each city. Where in Marietta is work?

A crash is like an accident you can’t foresee it. Perhaps it will be a combination of things. Like stock market crash, high interest rates, banks tightening lending, forbearance/moratorium, no more stimulus, and just the fact that markets are cyclical. What goes up must come down.

The market for homes in suburbs north of Atlanta is crazy right now. I saw a listing 17 minutes after it was posted on the MLS. I viewed the home the next day and wanted to put an offer on the house. We found out that the seller already had three offers on the house. So, I thought a cash offer would get me in front of the other buyers. But the first three offers were all cash. So I bid $25k over list and came in second. This house sold for $950k and was listed at $900k. My agent is telling me one of her clients put a bid on a house with over 20 offers within a day or two of the listing. That home was in the $400k range. If you need to sell, now is the time. If you are trying to buy our build, it sucks. Every builder I have talked to is really busy. And lumber prices are at all time highs. The areas I've been looking at are Cumming, Milton, Canton. Even if foreclosures really pick up, it will be a while for this kind of demand is satisfied. There is so much demand, that anyone in foreclose should be able to get the house sold without foreclosing.

I completely agree - this is what we are seeing across the board right now. One of my agents showed a home and was told it had 80 offers. I know another agent who said they put an offer in and there were 99. It's probably the best time to sell. Ever. I am doing some updated stats this week as there have been a few changes good and bad, depending on if you are buying or selling and will try to post that no later than next Monday...

@@donm2255 I'll notify you here once I post it. One house was about $450,000 in Cumming with 80 offers. I can't remember the location of the other. It was not someone that works with us. It's very difficult to wrap your head around as a buyer if you are just entering the market.
