Would love to see some typical furniture cost ranges per private office for coworking spaces, and also a per square foot cost for all FF&E for a 5,000 to 8,000 sf coworking space.

@Beth - It really depends :) For the offices - how are you furnishing them? Just desk and chair? What size is your desk (30x60 or 24x48)? Are you buying contract furniture (i.e., Steelcase) or Ikea? Are you putting art on the walls? Are you providing lockable filing cabinets (I don't recommend you do)? For the rest, it depends on the level of furniture - basic contract furniture or Herman Miller? Can you get some furniture that's gently used and looks brand new? A starting range with contract - grade furniture and fixtures (includes appliances, IT equipment, screens for meeting rooms, etc) would be $15/foot. A professional space with mid-range contract-grade furniture would be closer to $25/foot. Custom furniture with really high-end finishes could go much higher. Unsolicited advice - if you can go for 8,000 feet, that's a nice starting point (but you need to confirm with a 10 year pro forma)...you need the same staff for 5,000 feet as 8,000 feet, making 8,000 more profitable.

A Business Identity Package is a premium package that includes a business address and mail service, and also offers other services and access to amenities that a local entrepreneur might want...one who isn't quite ready to commit to a private office and also likely isn't in the segment that wants coworking (open plan seating). We go through these packages in detail (with pricing suggestions) in our challenge.

I'm planning to start one but i target students since its going to be close to a couple of campuses and condos. should i make it sort of a hangout nook with a couple of desks for some serious work? or should it be separated and just treat the workspace as a quiet room and the nook space as more of an informal chill study place with couches and bean bags. Conversions - E:D (Enquiry to Deal) 30+% is good, T:D (Tour to Deal- all products) 35%+ is good. Looking at various conversion rates through the sales process can help fill in training gaps. Great video

You are so right about Office in suburbs! Everyone needs privacy in our community and open coworking is NOT something people want. 30-50 y/o demo. I would only do offices and event space in suburbs.

Hi Courtney - I would try to figure out why they are arriving frustrated with parking and finding you. Can you create better/more/clearer signage? Can you send them a "map" or a visual to show them how to find your entrance if it's confusing? If parking is challenging, that's a foundational issue that's going to be hard to overcome. You might be up front about that and encourage potential members to pay for parking in a nearby garage or take public transportation. It's hard to avoid impromptu tours so....always be ready :)
