Commenting on July 4th do not know what you are smoking. Just did a casual drive in say about a three block radius of where I live and saw several for sale signs. The shortest listing on the market was 54 days the longest 130 days. I just pulled info on four of the eight I saw. Each house had a price cut. I am seeing a lot more for sale signs, a lot more price cuts and a lot more days on market.

These stats cover the entire Austin metro, things are much more specific in different neighborhoods, and there definitely are some with a lot of inventory right now that are hurting, and still some with multiple offers and nothing for sale. Austin remains an odd one, but the facts for the whole metro are very interesting indeed.

Great info! How much incentive they throwing these days? Good time to buy a new home builds in Ausitin suburb during winter or next spring? I wonder how stacking up inventories will affect to new home builds..

Definitely an interesting talking point. This neighborhood, like another one I am working for two different buyers in Leander, is in its closeout phase and so they are getting some really amazing deals right now. In my experience, you’re entirely right, there is a good bit of inventory, and so some really good deals to be had if you are looking strictly for new construction. There’s also some really great opportunities for nearly new resales, especially in the neighborhoods, where there is new construction competing. Winter is always the best deals, if you want to chat more, shoot me an email!

New home sales are down 39% since 2022 and the market is not going to recover until a) rates get down 4-5% and b) when builders drop their prices 30% or more. Families can not afford a 400k home and float a $2700 per month mortgage. Makes no sense. Buy today and have no real equity in your home because you overpaid. And then you factor in a 1.4% property tax and before you know it your paying $6000-7000 per year just in property taxes.

Affordability is on the tip of everyone’s tongue right now for all of the reasons you mentioned. We will see as we keep into 2024 how it all unfolds, but so far in Austin, it’s been strong.

For those that know, the Jonestown / Lago Vista area is going to blow up over the next 2-4 years. We are sitting on 8 acres in Jonestown and have been out here since the mid 80's. This is what Lake Way looked like in the mid 80s and early 90's. Lago Vista schools are above avg. And you are on the Lake. Jonestown is also on a part of Lake Travis ie Jones Park.

I just heard about this shortly after we filmed here. None of my clients I’ve sold in SSR were made aware. There are strong efforts to stop it, we will have to see if the authorities can change anything. Putting it in a heavy suburban area seems illogical to me, but I’ll be interested to see the actual impact.
