I gotta say, these give off creepy third-world, gated compound vibes. I was expecting traditional suburban neighborhood look, not abandoned warehouse district rehab aesthetic. Not at all what I expected. The new builds are quite unattractive on the outside. Thanks for showing the real deals available. Last month I rented a 1BR in colonia San Rafael for $500/month. I have friends in Balcones, La Lejona, and La Colima next to el Charco. These are all homes for the highly affluent. Really upscale.

It's hard to determine the HOA fees for each property. Mine are $1,600 pesos which is about $90 per month. I think most will be in the $150 to $300 per month range and will depend on amenities and especially if they have a shuttle bus. Most homes in Latin America don't have traditional yards as you would find in the US. There are some communities that have yards, but it's not very common.

Expats last less than 5 years in Mexico so there is a continual outbound flow. Inbound has slowed to a trickle due to skyrocketing cost of living in Mexico plus steep income requirements for residency. Negative net expat flows will be very bad for San Miguel real estate values.

It does have a park and on Saturdays from 10-1 they have vendors. Not many tiendas and you will find more people out and about closer to Centro where there are many restaurants and shops.

Most people walk, take the bus, a cab or uber, or in my case an E-bike. People with cars will drive to the grocery stores and other places outside Centro. There are a few public parking lots, but parking in Centro is not a fun experience. Most people I know who have cars never drive them to Centro.

I looked at ARE truck caps but the one that I saw on a friend's Ford rested on the paint (where the cap extends below the bed rail on the side of the truck), and that was a turn off to me because it will rub and damage the paint eventually. The rubber molding will not protect the paint if it touches the paint. I ended up with a Leer that does not touch the paint (its an eighth inch off the side of the truck). Unfortunately the Leer does not make a taller model for my truck. Does your cap touch your paint in any place? It looks like it does from the video.

I no longer have the truck so I cannot answer your question. The cap is bolted on very tight so if it did touch the paint, there would be very little wear on the paint.

I highly suggest you come here for a month and stay in an Airbnb to get an idea of the neighborhoods. You can find many rentals by walking around and talking to expats. You can also look on Facebook Marketplace and Craigslist. There is also a website mls-Allende.com that has some rentals but mostly properties for sale. Do not rent anything sight unseen! I recommend the 4.7 2uzfe motor in the 1st gen tundras and sequoias and Lexus gx470 ans lx470 they get 20 mpg on the highway unloaded .. 14-15 with your trailer they tow the best and sip fuel ever so lightly compared to other big v8s ! And they will get 7-800k miles

Lofts are good for storage or if you have children stay for a visit. I did realize that while it's nice to have a vaulted ceiling in the bedroom (park models without lofts), I only spend my time in the bedroom sleeping so it wouldn't bother me to have a loft. My current PM doesn't have a loft.

You will regret an HOA community. Also very remote will prove to be fuel expensive, inconvenient and insecure. Dessert hot and Freezing cold is dangerous and no fun. RV communities have no privacy at all. My take, think small and private. both the land and your rig. I love mid-Florida and while Florida has many regulations that keep you from legally living in an RV on most land, many cheap small lots you will feel like you are on a 20 acre spread, but have a Walmart and Home Depot 10 min away. Also, you can legally be on the land at any hour of the day so long as you comply with building, environment, health and noise ordinances, even if you can't park a big ole RV and hook up for months. Many use their lots for storage and projects and the land can actually be cheaper than a few years of storage. Consider Mid-Florida and downsizing your rig and land needs and being much more outdoors natural, off grid, off road and mobile.
