We live at the extreme East side of town and have expressed many times that we would like to have a grocery on this side but NOT as this location. Further East would be fine or even to the South but not at that corner where we already have extreme and dangerous traffic conditions. Sir, surely you either drank the coolaid or are getting something out of this.

These are lies. We have two stores with one moving directly across the street. When was the last time you went to Kings and waited more than 20 minutes in a line? I have never waited more than ten and most days it is empty. We also have an empty Safeway across the street owned by Kroger. Note the homes directly backed up against this property. Note that grocery stores mean delivery trucks at all hours of the day. This community spoke out very recently that we do not want it here. Perhaps it would also be of consideration to note that this land is occupied by wildlife and is a feeding ground for large birds of prey. I’d be curious what the town of Windsor has done to research the plot before deciding to build needlessly on it.

That was the original plan. The library wouldn't sell their land. Now, the store I'm talking about in this video is across the street. It's the NE corner of Main & Hollister Lake Rd. You are thinking the NW corner.

It would be wonderful to have a grocery store nearby. However, I am concerned about safety. The intersection will need to be modified, as semi-trucks get stuck trying to turn onto 392 sometimes. I am particularly concerned about the safety of the children at Holister Lake Elementary. Additionally, I am curious about the potential negative impact on the new liquor store this could have.

Good points. I would assume the intersection at Main would need to be rebuilt. It’s already not big enough. There is a liquor store right next to the current King Soopers. I was in it last week and it was busy. I will continue to go to liquor stores for better selection.

Glad you mentioned the stores across 392! So, is this Kings Soopers Market going to carry liquor? Because there is a liquor store already there and that will put them out of business? (What is the "footage" from the store? I personally think that's wrong for a Town to have been to get $30k from a small business then put them out of business?? I sure hope that's not that's not the case.

This is going to drive a lot more traffic for all of those businesses. As far as the liquor store goes, I still see liquor stores right next to grocery stores, including the current Windsor location.

Those liquor stores are all grandfathered in. 3 new King Sooper Market Places being built per year under Colorado law are allowed to carry liquor (vodka, etc). Liquor stores can not be within certain proximity to it. That's my understanding of the law. However, the Greeley ditch runs through the property, so I'm wondering if the Marketplace will be built further back. It definitely will be nice to have 2 grocery stores on the east end.

Let’s be honest, with high interest rates and high prices, it’s not exactly a sellers market. However, I just don’t see how things can remain the same. Is there a bubble? Nationally but for some markets back East, I would be very cautious with purchasing a home. You are right about availability being a problem. Builders have slowed way down and because high interest rates, buyers pulled back causing callers to hold on longer. The whole industry is a mess but maybe by design. Just think about how my equity was sitting out there. Did anyone think the Fed would allow it to stay locked up for long? No, they want to see it moving once again. However, the economy is in overdrive mainly because of Government spending. The only way to cool it down was hiking interest rates. They did that and inflation continues to increase. There only option is to increase rates again. That will further hurt sales. Everybody knows how to get out from this mess and it’s for Government to stop spending money. And, that is not going to happen by the beginning of 2025 (depending who is in the Whitehouse.) If it’s Biden again, nothing will change and we probably will see spending increase. Inflation will further spiral out of control. Keep in mind that the economy is a big ship and it’s going to take months to fix the situation (if Trump wins). I hate to say it but I think the fix is in and he loses the electoral vote). It will be so lopsided from the popular vote that serious questions will have to be answered but in the end, nothing happens. Homes sale will draw back further into 2025. Eventually we see a economic collapse and markets crashing. That might sound like a bad thing and it might be however, if the housing market drops off a cliff, there will be fantastic deals for the taking (as long as you have cash). Lending practices will be tighter than ever before. That along with high unemployment will be problematic for borrowers wanting a new home at any price. So what else can bring down the housing market? California falling off into the ocean. Well, maybe not the ocean but suffering a total housing price correction as more and more try to sell before it happens. When it happens, that $800,000 1800 square foot home starts selling for $150,000 bring people back into the state. Bottom line is that there are many reasons why not to buy a home right now no matter where you live. Reality states that people do have to move around for various reasons and therefore realtors will always be needed. I know, it sounds like I am not in the market for a house right now. As a 60 year old single guy with his furniture in storage, I’m actually looking at a place in Italy. That unless someone drastic happens and I’m given a reason to by once again in the States. Hi, thanks for commenting. Here in Northern Colorado along with most of America, there is a shortage of homes. Builders are way behind demand for homes and the population growth of people aging into typical first time home buyer ages is increasing. Basic economics just doesn't support a crash or a bubble. Home affordability is a problem. It isn't easy to buy a house for many people but people who do own homes have a ton of equity so they can easily make moves. I can tell you the local market is currently heating up. I have my highest number of transaction under contract currently and I saw many homes go under contract last weekend. We'll have to see what happens but I think a decrease in interest rates is only going to cause more demand which raises prices.

Hi Emily, great questions. You'll see some traffic at start and end times near the schools but its never that bad. Honestly, Severance is a bit of a bedroom community so you don't have people rushing to work in town, instead, people are leaving early to get you their jobs in other towns. Also, it's a mix of people commuting to Greeley, Fort Collins & Windsor (maybe even Cheyenne) so the traffic is spread out in multiple directions. They just added a stoplight at 23 & 392 so that helps. I have noticed that evening traffic is starting to back up at the Harmony Rd and 257 stoplight. So there's a delay there if you are coming home from Fort Collins after work. Severance is more rural so you might get some cow smell but I don't notice it very often. What else do you want to know.

I bought a house in August 2005. I made a great profit off of it when I sold it. In most places, including Colorado, the 2008 and 2009 "crash" rebounded to positive appreciation within 6 to 18 months.
