Wow! Thanks for sharing. Great video! This lady has beautiful taste. Everything is so elegant, especially the kitchen. The skylight in the outdoor space is a stroke of genius! There's a lot to be said for a somewhat smaller home. As a family of four, we have lived in 112 square meters for the past 15 years. Yes, we could do with slightly more storage, but it is so easy to heat, keep clean and manage. In a few years the kids will move out, people often forget that part. If I were to build my own home now, I would not go fully open plan. I'd have an open kitchen/diner, then a separate living/sitting area. The acoustics in a big open plan room, especially if there's high ceilings, tiled floors, granite worktops, etc., can be difficult to live with. My next home will have a quieter area to chill in ;)

I love how almost all renovation couples have an uncle or relative whose in the building trade… makes the renovation bittersweet to watch because the numbers they give dont represent the full renovation cost if they couldnt do it themselves.

BIGGEST advice to people building ICF, from my experience. ENFORCE, not convince, ENFORCE, electricians and plumbers to think about this ICF investment, it is an airtight house. So, after they cut through the poly/concrete to run services, they have to fill back gaps with expansion foam, silicone, etc. Draughts form through channels that and hit vanities, wall plugs, etc. comes down from ceiling if not airtight, etc.

Sounds like the only con is it’s probably more expensive than your typical home build. What kind of roofs go on a ICF house . Can it be a Full ICF house including roof.

If I were building now, I would make walls of solid brick, with a ventilated hinged facade or using frame technology. It would have turned out to be a warm house with a lot of inertia.

All have the charm and warmth of Scandinavian hospital operating rooms! Obviously they're trendy not only in Ireland and are easy to clean - and at least they don't have those obnoxious red-and-black checkerboard backsplashes. But if it weren't for the lack of a toilet, you might not know what room you were in.

hahahha well said. I do agree that they lack colour and do look very like a hospital. But on the other side in the day time the kitchen would be very sunny and bright.

@@isukdik304 You do have a good point. I love a warm palette inside but cold, gray, rainy days outside - so maybe my taste is not going to ever be in style anywhere in Ireland. It's probably a reaction to the fact that I live in a place that is too dry, too hot, and too sunny (Phoenix, Arizona). The last thing I want is a bright, sunny kitchen!

I love a tasteful and tranquil home with gentle light neutral colors, clean lines, textures, balance and harmony. Not a fan of busy curtains, busy carpet, loud colors that clash, and those godawful checkered tile floors and backsplashes that can lead slowly (sometimes quickly) to a loss of sanity. But I'm also not a fan of too many hard edges, white and black color schemes, and a cold sterility that can make a kitchen or living room feel like massive institutional restroom. The best word that I can think of to describe this home is "exquisite." Really a masterpiece of harmony and tranquility! Congratulations!

My company has been using ICF for years, mainly Fox Block, I will never go back to stick framing, the benefits are endless, heating, cooling, cheaper than stick framing, no thermal bridging and on and on. Far superior method ofconstruction.

I want to build with ICF; lower floor with 150mm natural stone clad and 1st floor render. Problem is the ground floor is now 150mm wider. How can I get 1st floor to be level with bottom floor? Great video, very informative…. Cheers

Counter batten the upper part of the walls. So you will have a row of battens vertically then another row of battens horizontally and then ply it for render. Or you can glue/screw more insulation on the top half to make up the thickness. Either way you will need some form of flashing detail at the joint to stop water getting behind the stone.

Most if not all icf manufacturers use fire resistant chemicals in the insulation. If you search youtube there are videos showing people trying to set fire to the insulation and failing as it almost self distinguishes and concrete doesn't burn.

I've researched and the general consensus is that ICF can withstand 4 hours of direct fire. Wrap your house in Metal and watch it survive what the neighbors houses wont😅
