Just FYI Property Leads don't like advertising this and it's getting fairly spread out no, so can end up being cancelled. How much do you think RJ Bates would have in free credits if he would just go with this way? There is a reason why they don't and I have shared which one.

With exclusive about 1/20 and about 1/30 for sale leads. Playing with different settings to try and hone those in. Now disclaimer those are nationwide so could have better results with an individual or tighter range of markets vs anywhere and everywhere like I do.

Those are swap meets that only a few companies and they have all the same items they buy three or four spots and put the same items up so if you’re looking for collectibles or to buy and sell swap meets to go to those are the family past times one to eat and walk around,,

In the 6x6 box I listed you can actually put them end to end to balance the box and all fit in the one box as well. I wrap each club head in bubble wrap and stretch wrap or tie together so they don't rub and be loose.

He’s breaking it down pretty good here! First off what you wanna do is calculate how much money you’re going to spend. That’s why he mentioned a “lower down payment“ etc. Whatever you spend that first year you want to measure your cash on cash return. However even if he’s eating $100 a month why would it be a good deal you may ask? The reason being is that he can accelerate depreciation for about seven years in advance.

Here’s how to do it: {BTW, I don’t know who taught this kid, but he knows what he’s doing. Listen to him!} When checking if a deal is right for you, first, know the rules: 1. Put your investing cap on first off take the purchase price or whatever they’re asking upfront, that by 12%. For example, if somebody is selling a home for $200,000, and they want $200,000, you want to do the following: {$200,000 x 12% = 24,000}. This means that the minimum average “cash on cash” return for an investor would be $24,000 or $2,000 per month (cash flow). That means after everything is paid, miscellaneous costs, mortgages, and 20% for miscellaneous fees and management, you need to have $2000 for minimum cash on cash return per month. 2. After finding this, look at what they’re asking for per month. Let’s say purchase price at $200,000 seller finance w/ $20,000 assignment fee, $25,000 to the seller, 10,000 to the realtor, $6500 in closing expenses and let’s say there’s $15,000 of renovations needed. This means your first year, you would have spent $76,500 rounded to $85,000 (accounted for utility and misc property payments during renovation). Now let’s say it’s $85,000. Check your cash on cash flow. first determine how long it’s going to take to renovate, let’s say in this example, it will take four months. You will then calculate it like this {$85,000 * 12% = CoC return} or $10,200 or $850 per month. 3. You then take the full amount per month let’s say rent is $3500 per month times that by 20 to deduct your miscellaneous monthly expenses which will be. $700.00 per month. Thus $850 + $700 = $1550. $1550 in costs is less than $3500 rent! This would indicate a great deal! Even though you have agreed upon the $200,000 purchase price, you paid only a fraction upfront by reflecting the other expenses needed to make your cash flow. Also make sure that the difference from $1550 and $3500 ($1950) does not exceed for mortgage payment or seller payment. Meaning you can offer the seller up to $1950 to just make your cash on cash return. Best rule is to know your number and know what you can negotiate with. If the difference was $1950 I would probably start with offering the seller half of that. Or hopefully they have an underlying mortgage with a low interest rate etc. 4. Recap, first check, ARV, then, cash flow appreciation, depreciation by simply dividing by the tax code 27.5. You could also accelerate the depreciation for seven years within one year. That’s about it Focus on Price ARV Focus on Cash Flow Focus on Appreciation Focus on Depreciation

It’s better not to bring up investor terms like “subject to“ because “subject to“ is actually legal jargon that can mean anything on behalf of a agreement. It could mean “subject to the existing HOA lien“ it could be “subject to the existing mechanics lien on the property“ etc., it’s just to say “instead of me, coming in with all cash to pay off their low interest loan, they already have in place, I’d rather just pay them a lump sum, equity payment, pay the closing cost, pay your dual agency commission, and just take over their mortgage payments. if anything shall happen to me, if I shall get struck by lightning, or hit by a truck, the third-party servicing company are utilize, makes automated payments with without me funding them. They will just kick me out and step into my shoes in the deal so you will be 100% covered. Let’s say you wanted to open up a new loan two or three months later But concerned that due to the underlying mortgage, you may not get qualified. You simply notify our third-party service and company, and simply tell them to “submit DTI documents to their mortgage provider“. They will show your mortgage provider that they have been making the payments on your behalf, they will then start deducting those payments off of your clients debt to income ratio within 2 to 3 months. Within 12 months and a day their DTI ratio on that loan will be eliminated as if they paid it off in full.

Perfect! 1) introduce yourself as an investor, who is looking for an investment to flip or buy and hold. 2) transition into saying that “you can buy all cash, close quickly, can pay all closing costs, and it’s as his value”. 3) them that you were looking at their listing at so-and-so Street and “what can they tell you about it” after saying this don’t say anything like this dude did he didn’t say one word which was perfect. 3) let them talk and use active listening right down any issues, challenges, or potential motivations. 4) after they’re done talking, use more active responses with breathing, heavy, and saying things like “so ummm” followed by repeating why you would like to buy the property. Restate that you are an investor. I’m looking for a good investment. 5) reiterate that you like the home and would love to buy it“ but “you were looking at the repairs needed and or updates, ask the agent what they think it would cost to get the property up to market standards?“ If they don’t know, then you may say your estimated repairs. But ask them to tell you first it keeps them engaged, and feels that their word means something. 6) transition into what you could actually resell it for. By saying something along the lines of “so I’m thinking if I put $50,000 down and upgrades, I could possibly sell this for $225,000? What do you think “again you’re asking advice even though you probably know exactly what the ARV is Say it in a way that you’re almost asking them if it’s correct. More than likely they will agree. 7) then you agree right back by saying “yeah so I figured I could definitely get 200,000, but I’ll have to put in $50,000 of upgrades, pay the purchase price of $150,000, and if it could only sell for 210 K, that kind of leaves me with nothing maybe even in red if I paid in cash! So I don’t think this deal will be good for me, especially a cash buyer like myself” They will say something along the lines of well that’s OK it’s not good for everybody. You know “ 8) let them talk and then after they’re done ask them “what does the seller plan on doing if this doesn’t sell?“ And let them talk again write down, challenges situations, etc.. 9) choosing one of the most highlighted situations that they would be going through a challenges, follow up like this “given that they owe all these arrears, they would have to come out of pocket and closing if they sold it at the current listing price anyway. I could pay that listing price by paying their equity right upfront, paying your commission and maybe just taking over their mortgage loan? It seems silly, taking out a loan to pay off their loan with a lower interest rate with another loan with a higher interest rate, you know what I mean? Then the conversation begins
