Good discussion, thanks gentlemen. A note on housing: I bought my first house in 2022 for $29,650 including closing costs. I spent the next year and a half and $51,209 renovating. I did most of the work myself. It was the best learning experience of my life. I have a background in construction, but a lot of the things I learned I had never done before by myself. I'm currently renting it for $1,500 a month. 20% cap rate on cost. I bought my second house in May of this year for $112,500. Small place on half an acre in a country hamlet. Quiet, low traffic, no bad neighbors. I painted and installed a floor, that was it. I'm 35, and I wish I started this process a decade ago. I would have ten properties by now. Young people absolutely can do this! Go to the midwest. Stop buying the lie that you HAVE to go to college, live on the coasts, or in the major metro centers. I made over $100,000 gross last year. All Ohio money. Half of young people aren't getting married anyway, so go live somewhere cheap with good people.
