Could you please clarify whether rent needs to be paid in full at the beginning of the lease, or if there are options for monthly or installment-based payments? I ask because I’ll initially be managing expenses from my savings in India, and even a partial amount like 30,000 AED would be substantial when converted from INR. Thank You!

To buy Marina is a no brainer I’m currently staying in business Bay. The buildings are so close to each other. The master development is not as well thought out as the Marina. For instance in the Marina the walkways are wider. There is more greenery. However, in business Bay the walkway is narrow there’s no hedges or substantial trees …. The Marina is just better at the smaller details which make a big difference when added up.

The off plan is 30% more expensive to ready property(1-2 yr old). So be prepared for that kind of downward correction once the property is ready. I would say if you are not a punter/speculator in the market , go for ready.

Dubai property markets are driven by exogenous factors (for example, economic or political disturbance in other countries), which are very difficult to contemplate. That being said, it makes it even more difficult to predict and forecast the future outlook of the market . Below are some of the conventional economic principles that get challenged every time : - no significant rise in the income level of the population. - Significant spread between the ask and executed transactions. - emerging suburban's areas priced in all expected future plans, which are supposed to be implemented in 10 years down the line. Due to which suburban price converges closer sometimes at par to prime location. - prices of new ready property is 20-40% cheaper than off plan market due to speculation in off plan market. As many brokers induced, investors are allowed to liquidate the property after just paying 30% -40% value of the property. When the property gets ready, it's very difficult to find tenants (especially in emerging areas), making it less economically viable for foreign investors as this will suppress the purchase yield) - Incredibly smaller size units are priced equivalent of good-sized units just for the sake of a few years of newness. - Some brokers even tried to convince me that the price of this area will double in a few years and will be way more than that of the prime location like downtown. - They treat the real estate asset class to rise continuously every year without any expected fall. Brokers in Dubai are one of the prime reasons causing this artificially inflated market for real estate. They keep on convincing sellers not to sell the property and quote higher prices for property by betting on the seasonality of the winter cycle which is not necessarily promising for every year as they are being agnostic about global market conditions). Due to which sometimes, sellers get stuck for many months to liquidate the property, thereby losing the opportunity cost of investing the money somewhere else. Dubai offers one of the best ROI n the world, and it's an attractive destination from a tax perspective as well . However, I always believe that stability in this promising market is badly needed, and such practices should be curbed. Otherwise, there will be a lot of sharp movements(volatility), making it less suitable for foreign investors. On top of that, everyone says the population of uae went up from 9.5 to 11.3 mn from 2020-24. How much of this population is contributed by the construction workers and blue collar in this market?what market should be looking is an increase in the sub-strata of the population that is eligible fot mortgage. Also how many of these cash buyer buy in full most of the cash buyer in off plan just invest 30-40% and flip it later causing the market to rise problem comes when things slows down it becomes really difficult to flip it.

Dark side of jvc is that very few grocery stores exist, very few building hardware stores, like one or two so if your pipe bursts you are at the mercy of these shops. No electricians and plumbers available no carpenters no tv repair shops. This is not even the dark side…dont piss off people in expensive cars because theres a chance hes a russian mafia.

Me actually living in dubai you need to understand the reasons why indian expats buy property in UAE. 1.) Rental vs owning an home and paying as emi is almost the same. Risk : if either Home loan emi increases or rental decreases then the real estate sector in uae will go for a toss. 2.) People buy real estate for point no 1 and until they are employed. Risk : If they lose employment or stop investing in business / self employment then again investment in real estate will sink. 3.) High networth individuals or black money flowing to uae is fuelling premium real estate purchases. Risk : action on black money is being tightened every year and its now difficult to flow illegal money out of the country and will get tougher each year. Also another point. UAE doesnt offer citizenship based on investments. Thats going to hurt uae as well in the long run So your theories on macro economics doesnt make sense and it all depends on micro economic. Its okay for now. 5-10 years down the line we wont know. That is a very short term in real estate. PS: if you want to address indians then use the correct official indian map.
