While there is a lot of shopping and dining in TW, I’m constantly outside with friends. Free concerts, pickle ball, disc golf, paddle boarding / kayaking, and picnics in Town green with a bottle of wine!

No walking around no trams no sidewalks or bike paths. Just ugly buildings and roads hidden by trees. Texas loves its car dependency.

Correct on no trams, but the woodlands has 220+ miles of walking and biking trails throughout the community and there’re very used by the residence.

From 3.10-3.24% tax rates are expected to go down this year. With newer communities the rate starts higher, but once the homes are sold and more people are paying it down, the rate will also be reduced.

I filed my Homestead Exemption a year ago, and my taxes was decreased up to 160K but today I got a letter from Harris county stating my new re-apprased value is 262K I wonder do I need to file Exemption again?

You do not need to file again. Appraised value is different than effective value. Your homestead exemption will put a cap on the effective value increase each year. Your tax is based on the effective value.

The Woodlands, particularly noticeable on the home property. Both have plenty of forest in common areas, but the woodlands has much more on your physical plot of land

Hello, even at $348k this home sold for over asking price when it was listed. This home would probably sell for around $430k now as the new owners did some updates. Depending on someone’s down payment their payment will obviously change. $2100 may be hard IN The Woodlands but there are some surrounding communities where this is achievable

It really depends o the area. If you’re looking in North Houston a “crash” is not super likely. There’s lots of demand for homes with people moving here and companies relocating HQ’s here.
