To understand more about cpf accrued interest, search on google or book an appointment with cpf board to learn more. Don't let people mislead you

Depends on several factors (eg. Exit Timing; Supply & Demand; Price gap). Take Supply & Demand for example - If there are 4BRs in the vicinity with significantly wider frontage, buyers would definitely prefer this more, and demand for this will increase which leads to the surge in price.

Yeah, developer estimated two blocks to be within the 1km radius but they are not able to commit now. Pending confirmation from MOE in June 2025.

With all due respect, price accepted by ie 3 buyers does not* equate to what ~550 buyers would accept.. and of course there is fear in developer hence the attractive starting price of 2224 psf against the forecasted ~2.5-2.6k psf. Nevertheless, I hope u get to sell more units! All the best!

For sure it does! However, note that the released prices are just “starting from” prices. My suggestion is to use 10 prices of the 3BRs on balloting day to map out prices of the entire development! In this way, we’d know where developer load the price premium at.

Landlords also need to include rental income as part of their tax income calculation. However, if you have 2nd property, renting out of property is much better compare than you leave it empty, but need a good strategy. Another thing, do not forget the capital appreciation for the coming years, and certainly that you also need to have good holding power.
