Insurance companies will abandon large sections of the costal regions in Florida, Louisiana, Texas, etc.. Guess what, the land isn't worth 850K, because you will not be able to get flood insurance and home owners insurance in these markets, so the land isn't worth squat to many people. You have to have someone with sufficient resources to build on a site, with the knowledge that the structure could be destroyed tomorrow or next season, and the money used to build the structure is a complete loss.

After watching what Helene did in North Carolina, I told my sister who lives in the middle of Phoenix to make sure she has flood insurance. She said you can't get because there is no flood plain there. When you've got a big investment without a lot of years to live (hopefully 20 more) you can't be without flood insurance. Can you afford to lose $200,000 to $500,000?

Given that storms are going to get more extreme and sea level rises are accelerating, more people will go through this, while saying variations of: this hasn't happened here in the x years this place has been here. I guess the insurance premiums are a leading indicator for which places will become financially unviable to live.
