You said the air gets sucked in from the left and comes out the filter side. Maybe just a slip but not true. Air gets sucked in through the filter. That's why the filter is there. My experience w Santa Fe has been good so far. That owner should expect a fail given the condition of the filters.

That French drain has to be; at least, on its way to being plugged with soil / sand. No sock on the pipe. It is common to place the pipe 2 feet from the inside foundation wall, but that; to me, is a general guide and not a hard fact rule. These SC homes on piers bump away from the wall / skirt any drain pipe. One must be real and work with each unique system. In this area ( South East ) I would place the pipe closer to the so-called foundation wall ( actually a skirt in the case of many SC homes ). In my option; in that lies the problem with water penetration. Many of the SC crawlspaces are not real crawlspaces. Meaning, they are homes on piers with a brick skirt ( for looks ), and not really meant to support the home or stop water. No real foundation ( other than the piers ) that has an in the earth depth to them … acting to dam-off the water. As for Harry-The -Home-Owner not paying attention to the HELL ( crawlspace ) beneath them … mostly do to out of sight out of mind. One needs the proper mindset to image the components of a home in order to think of maintaining. Also, homeowners fear the crawlspace. Homeowners may not be physically fit enough or just to big to fit. Lastly, homeowners ignore what cost too much to maintain. Some think they’re smarter than others and hope to pass-off crawlspace problems to the next sucker that buys their house.

I like to use strips of that black vinyl duct strapping stapled to joists to support insulation batts. It doesn't help with critters but it does stop it from falling allot better. I can't believe we still use those little metal rods, they've never really worked to hold up insulation lolz. the installers know it's gonna fall, they just keep doin' it that way.

They look like squirrels to me, but it's hard to tell through a camera; dead animals smell really bad. There appear to be only two problems with that crawlspace; the big welcoming vent opening and other entry points for animals and the destroyed insulation. The equipment is reasonably clean, but the ductwork needs some help; the vapor barrier looks okay for the most part and there's not too much mold and fungus on the wood. A third problem might be water intrusion controlled by the sump pump. Clean all that out and eliminate the smell and maybe it will sell.

Double-sided or baged insulation is terrible for mold growth. Properly installed single faced insulation is best. Ive encountered signs of pests in both, more a doundation security issue. "Easy" comes with plenty of its own problems, keep your baged insulation for your motor home

It seems most people are so emotional about buying a house that they'll get their heart set on one and delusion themselves into thinking that it's just a crawlspace. "We'll never go in there so what does it matter? Everything else is just perfect. We'll deal with that another time." I know I would not buy that house unless it really was perfect in every way and the price was so right I could pay to have it all cleaned up and made proper. This house does have some significant wood rot, that white stuff, in places, but much of the wood looks reasonably okay.

My guess is that, that decayed plastic may not be 6 mil. Yes I have seen the same decayed plastic under an addition. Note “addition.” Meaning that the true older 6 mil was fine. Still, the addition had a severe water / wetness issue. One time while crawling on crawlspace plastic I came to a point where I kicked up a half dozen rats, that were under the plastic. They shot out and ran in every direction. This appears to be a crawlspace that was not properly established since the day the home was built. It also appears that little to no maintenance was done and the maintenance done was done to minimal standards and not best practice. Good news, no real structural issues. Clean-up the HVAC and property mount the HVAC & Water tank. Remove the plastic. Grade the earth even. French drain inside and outside the crawl. Install a proper vapor barrier. Locate and correct any critter access holes to the crawlspace. The crawlspace has potential to be a good space.

Here in the South termite's are active all year. They may slow do a bit in winter, but they’re a 24 / 7 / 365 problem. A wood access door or metal matters not. They will make their way to the wood floor joist regardless what they must scale to reach it. You want termites gone … get rid of the moisture, and in this case … treat / bait and kill. The lumber; once damaged , needs to be replace and / or repaired. At this time I am replace major structure components of my house. Fun Wow!

Did they choose that location because it was as close to the kitchen, bathroom, & laundry as possible? Maybe the installer thought it wasn't the best or orthodox installation, but it was the most functional for the end user (meaning hot water as quickly as possible without needing a circulation pump and return line & energy loss associated with that setup)? When does anyone service a water heater anyway?, I always see brand new looking water heaters being thrown out because nobody wants to diagnose & replace a bad thermocouple or some other simple thing, no matter how conventional & code compliant the installation is. I can definitely see from a professional's point of view looking at this situation & saying "There is no way I'm going to re-install a new unit in that spot. You need to call Methed-up Mike, he'll do it for the scrap value of the old water heater"

@huckbeduck 🤣 I'm not sure about the whole location bit. Not a very big house. The spot they chose is at the bottom of a pretty steep hill. The sump pump has been there for a while. The water heater is new. I'm thinking water has damaged the previous one. If that sump pump kicks the bucket during a wet season, it won't be good. I appreciate your view. For the age of the house it’s fairly decent; as far as the lack of many new issues created over the houses age. Yet, I do think the original build could have done better work. I’m not sure why SC uses red brick for foundation walls. The water entering through the brick may be coming through the mortar joint weep holes that I think I seen in this video? This house’s crawlspace has the protential to be a good crawlspace

I just hate this for the homeowner(s)! Encapsulation is hugely expensive to begin with and then to get treated like this and ripped off is horrid. I'm sending this video to my neighbors down the road to let them know what to watch out for if and when they decide they have to encapsulate.
