If you're in a flat, you're in the suburbs somewhere, and that almost certainly means changing somewhere (transport in Paris). It's far too expensive to be staying downtown.

Not a good idea to arrive at any destination late in the evening if you're relying on public transportation, unless you know the place (by the way, just in case you were wondering, I don't make any comment abkut anything unless it's backed up loads of personal experience).

Once you're inside any train, your worries are over. Any seat mix up is nothing - you can walk through the train to wherever - you'll probably be walking through anyway, later, either for the toilet or the café. I don't know how things work down under, but most certainly I'm sure things are VERY much more relaxed in Eutope than in Asia.! It's only in the likes of Eurostar that you need to book a specific seat anyway. Other than Eurostar I don't book anything.!
