Who are you kidding? Rents wont fall. Greedy landlords only adjust their rates when vacancies rise significantly. Most renters will not move for a 10% drop. There is costs associated with moving that would eliminate any savings.

Inflation dropped under 2%. That says recession quite frankly. BOC is chasing the economy down, and drive our CAD down with it. CAD dropping = import inflation. The GDP has only held up because of immigration. Per capita GDP has been dropping for almost 2 years. I don't think we are close to a bottom. At 12 times income, property values are just way too high. Rents will drop, and many investors in neg cash flow will get washed out of the market and this will start spilling into freeholds.

Is it safe to assume that the Garden suite is around $400k all in for approx 1,000 square ft? Just wanted to compare it to a 2 bedroom condo.

BMO thinks that we might be bottoming out and recovering but prices won’t get back to 2022 highs until probably 2029. So based on this, if you buy in 2029, you’ll be buying back at the 2022 highs we saw. But if you buy now, it would be cheaper than 2022.

Looks to me like a flood of listings are hitting the market to try and get out before the tariffs and election. Folks with money I think would rather wait for this to play out first. I could be wrong, but I don't think the savvy buyer has any appetite to take on that kind of risk. Rates are irrelevant in this situation.

I wrote the gdi/gdp forecasts utilized for the actuarial assumptions BMO(and others) have referenced. Simply put.... you should be cognizant of a degree of positive spin voracity in interpretive latitude commensurate to one's own book/Mortgage Portfolio sentiment maintenance.... wherein the negatives.... although openly acknowledged precursory to garnering validity to then offered perspective.... are distinctly then minimized denominators applied in the actuarial analysis forecast. The bottom line is this.... the GTA is a basket case... and regardless of being minimized in presenting threat to instrument solvencies, Canadian gdi(Gross Domestic Income) as derivable from 'real'(non-Debt instrument expansion based) gdp.... a gdp completely devoid of productivity gains, is now entirely insufficient in mantenance of GTA's combined Mortgage/Consumer Debt instrument fundamental assumng any BoC rate maintained positive above the real 'zero bound' core/trim inflation.... and concurrently.... maintain that same Canadian 68% consumer spending relliant gdp the gdi is derived from into the offered $600+B ???? of Mortgage renewals ~24 months all at higher rates/payments than initiation regardless when reallocations to the higher Debt servicing imputs are correlated. Again here for simplicity.... while the current GTA Condo space collapse is currently viewed as merely 'worrisome'(Normalcy Bias).... it is dwarfed in comparison to the now inevitable contagion to be transmitted across the wider Mortgage instrument obligation schedules nationally(entitlements) that can NOT be sustained under the sacrificial currency valuated BoC Monetary Policy canvassing of 'greater fool' purchaser sentiment in last resort support. I will not sugarcoat anything.... we are entering a Real Estate asset based unsustainable Debt instrument correction.... complete with the suggested Banking/Financial system liquidity crisis into a severe recession/demand destruction and what in my view will manifest as an utterly catastrophic consumer sentiment induced deleveraging cycle most probable with a disorderly manner of loss attenuations unwinding under systemic 'mark to market' asset valuation failures.

Honestly, you just drew a trend line on the Toronto detach homes and it showed that prices are actually breaking lower following the condo market. And this is exactly what happens. Condos drop first then pull down the overvalued detached homes because GDI is rolling over. Incomes are rolling over with interest rate cuts. This is what happened in the 90s.

@ this has been a 22 yr run up in prices since 1999. It’s a record. A whole generation of people have been conditioned and brainwashed to think prices will never go down. And this has been supported by the various levels of govt. We should have had a correction in 2008 but the govt stepped in a pumped home buying and investment. So who knows if people will continue to step back now and let prices finally correct. The long term average trend line is 23% below the average price now. A normal correction would pull prices below that level. Will it happen? That’s the big question.

@@dennythedavinchi3832 the psychology of the real estate market has become so rabidly bullish who knows where this market will go. Yes city council has slapped a bigger tax on houses more than 3 mil but people with that kind of wealth just seem to be shrugging it off. Because people are at record levels of leverage to real estate, we might just be in for a very long grind down over years and years. I'm talking 6-7 more years... We are really in uncharted territory since 2009. We should have had a correction then but we didn't.

Reverse immigration. Give first time homebuyers 1% fixed loans to build their own homes. Then focus government resources on utilities expansion.

Dog crate condos and these tiny two bedroom places will struggle, not sure is a single detached home will fall all that much, we’re building very little and they are the most desirable units. The issue is people being able to afford it.

On what land? And where exactly? You can barely get a detached home now. Mississauga and Toronto aren’t building them… I’m in Durham region and you can get something out here but people don’t want to go passed Oshawa. Richmond Hill, Oakville, Aurora, Newmarket, Vaughan? Where are you going to go?

You don't account for the lowest record builds on the supply side that occurred in 2024, will continue into 2025, and projected to maintain until end of 2026. Any shocks in the market take ~ 2 years to materialize. What do you think will happen in 2027 when rates have come down, supply is at a record low, and the difference in price between low rise and high rise has skyrocket? Demand will return to the condo market because of need and viability. Investors will return at the same time due to opportunity. This will likely happen sooner than 2029.

You are forgetting there will be next to zero population increases with immigration been grounded to a halt. Who are the investors going to rent the buildings to? Study permits is also been slashed to extreme lows. So i agree with BMO

@ElevateRealtyCa It doesn't need to skyrocket. As the delta between low rise and high rise increases, there will be an inflection point where financially a condo makes more sense. And since nearly 50% of market activity is first time home buyers, this will be markedly pronounced.

@alcasino1380 Population growth is only 1 factor. Compare population against available housing. If population stays stagnant and development continues at pace with historical levels, it would take years of development across varying asset classes just to meet CURRENT demand (ie those already here). So, again, need to look at this holistically.

Condo price is not going to skyrocket due to real estate developers building rental towers instead of condos due to a lot of support through funding and the new rentals are larger units than condo units which appeal more to families. There are a lot of new rental towers being built and plenty more in the pipeline.

Homes are for living. We should be happy that all that money that would have been tied up in overpriced housing can now stimulate the rest of the economy and create good long term service and skilled jobs. People will now be able to afford to enjoy life and have families when they ready. We can have a real society, not some twisted dog eat dog dystopia. Just my opinion.

Yes, but our focus is on the City of Toronto, so we have more detailed insights about specific properties and what’s permitted here. For a garden suite, you’d need to dig a trench, as all utilities connect back to the main house.
