Thanks, I might be doing early retierment, thinking between Vegas and Palm Springs. Would you say the home prices are comparable in 55 + communities. If you know. I like the Four Season but maybe would like to be on a golf course community with a pool.

Del Webb Rancho MIrage (no Golf) is one of the Newest Palm Springs 55+ Comunities (broke ground in 2018 completed 2024) $620,000 gets you a 1400 sq ft home. At Four Seasons Palm Springs (no golf) $625,000 gets you 2023 sq ft. At Four Seasons Indio (no golf), $629,000 gets you 2491 sq ft. At Palm Desert Sun City with Golf $625,000 gets you 2361 sq ft. At Sun City Indio with Golf $629,000 gets you 2569 sq ft. The Del Webb Rancho MIrage location has higher prices because of the location (Rancho Mirage), the Ammenities are all Newer (club house and amenities opened in 2020) and the home are more upscale.

The green stuff you might see on sand to prevent it from blowing away is likely a type of soil stabilizer or dust suppressant, often containing polymers or other binding agents that help bind the sand particles together and reduce erosion.

Is that true? I don't know much about the area, but I'm not a fan of being sandblasted.

@@shannonvergun8860 That appears to be on the north side of Palm Springs up near the wind farms. The wind farms are there for a reason. If I were looking, it would be in one of the non windy parts of South Palm Springs tucked into one of the mountain coves. A good realtor will know where the low wind ares are. Trust me, constant desert winds will drive you nuts. It is like living on the beach, if the house is close enough the the ocean, the constant surf noise will become torture. Besides the wind, the dust and constant cleaning junk out of your pool. Always work with a good realtor and do ask them about the windy and non windy areas.
