Sure! I believe it’s a 73 inch. It’s the the biggest they have. Remember, it’s always better to go bigger. Better to be oversized than undersized.

I’m going to be honest. I know at least in Georgia you could never build that custom house for that price. It would be impossible. I would suggest contact the customer homebuilder giving them your plans and getting some pricing just so you know what the going rates are in your state.

I just went through a bad experience at a design center and ended up backing out of building a house. I will take your suggestions to heart next time. There will be a next time, hopefully soon. This is a great breakdown for someone looking to move to GA from another state, especially one where the cost of living is very different. I'm curious whether your electricity plan includes special EV charging rates during off-peak hours, and whether you tend to charge them during those times? I agree with you on groceries, it is worth going to the different options around town. I agree and find Publix tends to be pricey at full price, but their BOGOs are the real deal and there tends to be always be a brand of each item on sale. For example, there's at least one brand of bread that is BOGO, one brand of alt-milk, one brand of pasta, etc... so my weekly shopping there is pretty successful. We're lucky to have so many different grocery stores, big and small, in the north metro area. On the property taxes front, I was pleasantly surprised last year when my property tax bill was reduced by around $1000 thanks to GA sending money back to homeowners, due to the surplus. Hopefully y'all benefited too.

They say in real estate , “ a property is only worth what someone is willing to pay” in the case of these townhomes, they are almost completely sold out so I guess these were worth it. But I hear you. Everything is so expensive these days and it keeps getting more expensive. I feel bad for young ones just entering the market.

It's a stunning community! I'm too young for a place like this, but it's good to know that these thoughtfully constructed 55+ communities exist, when the time comes. I especially appreciated the community garden. Thanks for the drone tour, pilot.

Just closed May 28, 2024, on a spec home in Sun City Peachtree which is another beautiful community in Georgia. I'm making the long haul from California to Georgia soon. Such nice people in Georgia. l'm sure I will love it there. 🙂

I agree, I called several custom builder recently and I got anywhere from $300-$400 per square ft. AND I was told “that doesn’t include fancy windows either” 😭 Crazy!
