Hi. Thank you for asking The Sqft. of 2 Bedroom + Study from 1373 - 1946 Sqft. And the per Sqft rate is around 2800. 3.7 to 5.2 Million. A good question from your side is: Is it worth it in this price? I would say it's a little bit higher price than other developers. Ellington's quality is much better. The end-users of Ellington are mostly British and Europeans. They don't look at the prices, only they focused on the quality, brand and reputable developer. Also Dubai Island is going to be the most demanding coastline of Dubai bcz many branded hotel, 9 hole and 18 hole golf courses, mall and other thing coming up.

The price range for 2 bedrooms + study is around AED 4 to 4.2 million (approximately AED 3,000 per sqft). The prices offered by Nakheel are unbeatable, which is why Nakheel received 3,800 EOIs for just 296 units. The location of Ellington is slightly better than Bay Groove because Ellington Cove faces the golf course, but there’s no doubt that Bay Groove was an excellent option. Currently, the location of Dubai Islands doesn’t match Emaar Beachfront, but whenever a new coastline is announced, it brings numerous future projects. Each project is typically launched with prices 5% higher than the previous one, which benefits investors in off-plan properties. Dubai Islands will feature an 18-hole and 9-hole golf course, a mall, a marina, a country club, hotels, and resorts. That said, if we compare Emaar Beachfront and Dubai Islands at this moment, there’s no competition. Emaar Beachfront is almost complete, while Dubai Islands is still mostly sand.

Currently in Dubai, the rental yield is around 6 to 9 percent. If we talk about Nshama, 7 to 8 percent annually. Central Park facing buildings has own demand. You can add 1% more for these buildings
