The community has 4 pools and you can put in a pool if you’d like. Most new construction homes don’t come with a pool unless you are building from scratch.

That first house is very beige and tan. They could have done something better with the lanai Same with house #2. It’s nice but very mediocre in design effort The third house is nicer and they did use some decorating accents but sure it’s enough for 600k. They didn’t install ceiling fans?? Come on it’s 600k. I would be interested as I could add decorating accents but it’s too expensive and the lanai is so small Just seems like they tried to do it as cheap as possible

Most builders don't install ceiling fans. The only builder that I've seen include ceiling fans is Lennar.

A majority of the people moving here are high income earners. It sucks for locals for sure, but that is happening in a lot of places throughout the country.

Nice road show around Buckeye rd and Moccasin Wallow rd. From the map there are many new communities. You are showing thousands of new homes along each road coming up. The massive development is a bit overwhelming.

@@joshbryanrealtor Moccasin is more desirable with I75 ramps. Some communities have high HOA or CDD. Some new fee seems added (Lenna). These costs are not a big deal as they are. What if they keep going up?

​@@bamh1re318 I agree about Moccasin Wallow. You'd think eventually they will build a ramp off of Buckeye, but that is FDOT instead of the County. Lennar charges a 1% builder fee on top of the sale price. What I've seen over time, unfortunately, is that the CDD and HOA fees go up. Are you still wanting to move here or have you already?

@@joshbryanrealtor not yet, still waiting to see how is my daughter's situation evolving. We checked around Ruskin, Apollo Beach, Sun City Center, and Palmetto in 2023. But we did not see the areas you showed in this video. It was farmland at that time, my guess. The infrastructure could be great. That is why they charge all these fees. But it will take a few years to build up

Boca bonus is my favourite. If we use flex space (that near living space) as a bedroom and bonus space upstairs as a bedroom (both has their own bathroom and no closet is no problem- you go and buy freestanding closet at Ikea) - we have 5bedroom big home with bonus space (near front door) as an office.

Hi Josh, silly question. We like the Villages when we toured last fall. Fees? They seem to have a few. If we payoff bond at closing do we still have a CCD fee? Maybe I have the terminology wrong. I know about the amenity fees. Have you found other developments very similar to the Village but lees the fees? between Tampa and The Villages? We are not dead set on Villages but would like all the activities the offer. Thank you for the videos.

You can pay off the CDD early so that portion would no longer show up on your property tax bill. I don’t have any experience with The Villages so I don’t know what they offer, but there are other master planned communities around the Tampa Bay Area that offer activities. It just depends on what you’re wanting in a lifestyle.

Josh, do you have any experience with heating & a/c in such an open living area with high ceilings? I didn't see any vents in/near the tray ceiling there, but did see them in the kitchen/dining area. Is there a big difference in heating/cooling a two-story living area? Just curious if you've ever been in a home like that and what it felt like--comfort-wise. Thanks!

Not personally with ceilings as high as these from a heating/cooling cost perspective, but I haven't noticed a difference comfort wise while I've been in them. I know this isn't what you are asking, but a lot of two-story homes have a 2nd ac unit so it's easier to control each level better.

USED TO DELIVER PACKAGES IN THEIR PARRISH GOLF COURSE COMMUNITY (ABSOLUTELY FABULOUS HOMES) I WALKED UP TO DELIVER A PACKAGE TO A HOMEOWNER THERE WHO HAD A CLEAR GLASS FRONT DOOR AND YOU SEE THAT THERE WAS A FULL SIZE POOL IN THE MIDDLE OF THE HOUSE INSIDE I WAS DROOLING WHEN THE HOMEOWNER CAME TO DOOR THEN I SAW HER ALLIGATOR SKIN AND THOUGHT WELL NO I DONT WANT THAT 🙄

I like both but the corner lot one is nicer. Do the builders put up the black fencing around the backyard like I’ve seen on the other homes? Also, does the HOA allow you to garden and landscape yourself? Picking out flowers and plants? Nice videos. I’m a year and a half away from retiring

Usually if the homes back up to each other the builder will put a fence along the back. As far as gardening and landscape…technically any changes need to be approved, but most are easy to work with. FYI, I don’t know of any HOA that will allow fruit trees though if that is something you want. I’ll be here when you’re ready if you’d like to work with me.

Probably never 🤣 A lot of people in the higher price points want to do a custom closet anyway so the builder doesn’t spend the extra money. I have seen a couple use wood for the pantry at least.
