Everything mentioned above does not happen at least in Canara Bank.. the bank opens separate loan accounts for both the housing loan and home loan secure (which is voluntary btw). Separate documentation is done, separate EMIs get debit each month from the saving account and two loan accounts are reflected in the cibil. On top of that, you can also opt for different tenure in home loan secure according to your choice.

Guess I'm not in the majority. I switched from Paytm to PhonePe to GPay to Amazon Pay to Cred UPI to now Super Money and Navi. When apps start giving useless vouchers for gambling apps. I switch in a jiffy. The only app that I've royalty with is OG BHIM, because how simple and cluster free they are. But I use it for bank transfer between my own accounts or applying IPOs.

Comparison with pune is not apple to apple. In pune, new 2bhk units are in 650-800 sq ft area. So comparing 2000+ sq ft 2bhk in Delhi NCR wont make sense. Rather compare price per sq ft.

Thanks for the insight. NCR has premium rates because it is the only place in the north to have corporates. As long as the corporates have concentration, people will keep on flocking. It's a vicious cycle. If the corporates allowed as much as remote working, these prices will fall similar to what we observed in Covid times. Few other places where corporates are placed are even worse. Consider Lucknow for example, salaries are miserable as compared to NCR and the real estate, even though cheaper, are high as compared to the average salaries.

Starbucks is getting beaten in China by local coffee chains like Luckin that have cracked the consumer and product-market fit. From their latest market commentary, Starbucks in India is also facing margin pressures and reduced their new store openings(similar to what Chaayos did). Interesting market and the Indian consumer is a tough one for any player to have a monopoly like Starbucks has in US and Japan.
