Everything involved there is in your payment besides maintenance Which is typically less than your rental payment. You’re just paying your landlords taxes insurance maintenance and interest. Their interest is 6%, yours is 100%

I graduated from GP South High in 1981, but haven't been back to Mich. since 1984. Really impressed with what they did to the "Village", I use to pass through there daily and found this to be a very nostalgic trip back into time. Glad to see some places in the Detroit area aren't falling into decay and ruin.

I can understand that logic, however i don't think we'll be returning to sub 5% anytime soon. When we do, the market will likely be back into an over asking, cash to make up the difference market. So you're trading a lower payment, for being potentially underwater on your home. My suggestion is, that if you can afford the payment today, do it, and if rates drop to 4-5%, refinance.

I don't know your scenario. If you can stand it, save and buy. Renting is 100% interest. There are 0 down programs so if you're Debt to Income Ratio is ok, you could likely buy something today. let me know if you want a consultation on your situation

As an 11-year-old about to become 12 I was brought to Grosse Pointe along with my younger brother and introduced to my new Daddy and siblings. I did not have a clue that there were places like this as my entire former life was one of low quality and the enmity of my foster Parents. Tree shaded broad streets lined with beautiful homes, lovely gardens and manicured lawns for as far as I could see. Middle school, or as it was referred to back then, Jr. High School, was even more of a surprise as my former schools were mostly comprised of low income and rural children. No dungarees or Tee shirts for the boys, no hand me down skirts and dresses for the girls, no sir, only the most current and expensive clothing for the Grosse Pointe crowd that was sourced from the merchants in "the Village" on Kercheval. The Village was something else back then, right out of Hollywood. My classmates were very kind to me and always helpful in my transformation by reminding me that I talked funny or my clothing choices were poor. I was a very odd duck but I learned quickly that Farah slacks, Adler socks, crisp button downs and Bass Weejun penny loafers were de' riguer. I lived in G.P. for 6 years until graduation from good old GPHS ( before becoming South). One day while I was in my 3rd floor bedroom I heard footsteps coming up the stairs and they belonged to a Police Officer who recommended I gather my things and remove myself from the house. As I had turned 18 it was determined that I was now emancipated and should move on, immediately! No good-bye, no kiss for luck, no wad of bills pressed in my hand to help, only the admonition that should I return I would be arrested for trespass. So ends my Grosse Pointe saga. thanks for sharing Joe. I have a younger brother named Joe, and I was born in Beaumont Hospital around 1972 and plan to add this to my bucket list. Visit my birthplace when the weather cooperates! So proud to say I was born in a city with 40 plus restaurants, parks, the Detroit zoo, and hilarious for those who live in proximity to these animals growling nearby and audible to the residents' backyards. That's hilarious! :~)

Woah... way WAY too much development in downtown. Everything great about Auburn Hill, Rochester Hills, and downtown Rochester has been developed out of it. I predict that those areas will be the first areas to be re-ruralized, and restored to it's more earnest, understated aesthetic not everything needs to be "corporatized". The condos and high rises need to be removed, and will be.

you think they're going to remove the brand new high rise condos? I think we're seeing a migration of younger people that either want to live on acreage or in a downtown. Cities with a solid downtown are appreciating at higher levels than cities that don't. You mention Rochester which is a great example, royal oak, plymouth, on and on these cities with a downtown people want to visit are booming

@@joedelia1 No, I know they will be removed. There is way too much development and if it isn't properly managed we'll end up with Pontiac. Ruralization, or re-ruralizarion is imperative to the sustainability of these downtown/rural areas. The boom comes at a cost. The characteristic that made these places so alluring is "charm". Ironically the yuppies want to move in with all their amenities (luggage) and that charm is developed out of the area. That is exactly what happened to downtown Aubirn Hills, and Downtown Rochester. Re-ruralization is the key to the future. There is plenty of space in Detroit and Pontiac to develop a "hip" area.

@@danlc95 I understand where you’re coming from big box new dev typically lacks charm. Downtown Rochester though is booming I see no slowdown with that though it has more original charm than auburn hills to lean back on

@@joedelia1 - Downtown Rochester in the 80's was such a quiet, quaint little town. I honestly don't see much of that anymore though! 😆 I travel through there almost daily. My gf and I like the Downtown Cafe before our trail walks. It's not just the downtown areas though. All of the "sardine" style subdivisions need to make an exit as well. At the south west, and north west corners of Livernois and Hamlin, Pulte and Lombardo installed their sardine subdivisions where something like ten or so houses once stood. The north west corner of Hamlin and Adam's, a horrendous housing complex is being built. The funny thing is that there is a park that the late Steve Stahlrock donated to the city, which is just east of the development. It is usually full of people - because the sardine subs don't have enough yard space for people to have activities like the older neighborhoods do. The entire area needs to be re-ruralized to about the mid 1980's.

@@GT47179 - Ha! The mayor graduated with my younger sister's class at Avondale. He's ok. I only personally know one council member, but have been friends with someone in very close proximity to city goings-on. The city manager had a realtors license and has been buying property for the city and holding it until they find someone who wants to build the things they want. The property directly across from Churchill is probably going to have more condos. These people are sick and depraved. It will probably be "fixed" in the future, but in the meantime we all have to suffer through the debacle that it is now.

Nice job 👍 one thing that’s a trip and cool to see, go into the administration building. On the first floor they have senior photos from way back in the day. So interesting to see how they looked and more so their expressions…..these kids of old were full blown adults at 17, 18 based on their serious expressions….I just found it very interesting.

@@delia1jt for sure, as someone who lives on 3rd I get it, at 4:30 3rd st becomes a highway but we’re fortunate to live in an amazing community so I can’t fault people for wanting to do what I did, but the traffic drives me nuts at times, and we have some of the worst distracted (cell phones) drivers I’ve ever seen. But yes it will be interesting, would be cool if they kept the historical look if they do convert to residential.
