The PanHandale of Florida can’t compare to South Florida, Cities like Miami, Hallandale Beach and Hollywood and Fort Lauderdale Florida is definitely a different lifestyle from anything that the, Panhandle got i promise you that.❤🙌🏻

Mexico Beach was already a quaint little beach town but when Hurricane Michael hit it pretty much destroyed it. It's a beautiful beach and you can actually enjoy it without the crowds. I've always thought, if I ever win the lottery 🤑 I would love to have a place there.

Me too ! We rented a condo there for six or seven years straight when our child was young but when Michael destroyed everything prices got stupid so you’ll have to win the lottery 😊

The ocean there is full of hammerheads, I'm okay with nurse, black tips, bonnetheads but hammerheads and bull sharks are a different story. All those women wearing shiny ankle bracelets...it's only a matter of time.

I am a full time resident of Mexico Beach and enjoyed your video. 250k home? Hmm, I doubt it, but, already approved by the city is about 500 new homes in a development on the west (Tyndall Air Force Base) side of town and that construction is well underway. The city has implemented serious height restriction on buildings so you will never have the 'Las Vegas' look of Panama City Beach where you can't see the beach at all. We have several miles of city owned beach front that will 'never' be developed so you will always be able to drive down the beach and have an unobstructed view. It is a great place to live, but services are severely limited and lots of construction, but it goes along with the rebuild. I do videos of Mexico Beach without a whole lot of purpose, but as a resident it is interesting for people to see how it is in winter and other various times. Thanks...

I grew up in NW Florida and I miss it so much. God willing one day I will live there again. Love the area from Panama City to Pensacola on Hwy 98. I have heard it really has grown a lot.

Great video, however it's pretty impossible to find a home for $250k in Mexico Beach. Mobile homes are over the $300k mark in Mexico Beach.

I did find a few homes in that price range on the MLS that probably needed some repair, but nonetheless it is a wonderful place with homes that will fit multiple budgets.

I can't imagine the homeowners insurance premiums on some of those high dollar re-builds... We are headed towards The Forgotten Coast next week to check out the area (hoping to find an area that we love for a winter RV base). The white sand is amazing (we were at Topsail Hill Preserve & Pensacola in the spring) and Mexico Beach looks awesome (not one we are looking at - we will be looking more Port Saint Joe). Oh - we are from Southern California too! Thanks for some great info!

No! Everyone has moved here and destroyed it! They have paved over ever piece of land they can find. Traffic is horrible. People are nasty coming from the Northeast. And you can barely get homeowners insurance now.

I guess it depends on where you live. Here in Panama City/Lynn Haven area in (Bay County), it's a slower pace and friendly people. Now we do get a ton of tourists in Panama City Beach during the summer months, but for the most part, people are nice. If you move inland 20-30 minutes you avoid the tourist traps and a more relaxed atmosphere. Homeowners insurance can be high depending on the age of the home and where it's located. If you buy a new construction home in the $400-$450k range you will pay around $1200-1400 a year versus an older home without all the latest building code regulations it could 2x higher.

In todays market, new construction homes are definitely the bright spot in home buying.
