Have you bought a land close to the new lagos international airport ? The value of this land will be evidence by the time there is an airport in Epe. Give it another 4 years. There are various things you can do with such Lands when there is an airport in this axis asides selling, you could do a joint venture and build blocks of apartment, duplexes etc. you could start an airport shortlet apartment rental in that axis. Be patient. I'll be glad to have the least if properties to bought in the last 6 years

Not true. Most of you realtors keep misinforming people just to make sales and earn commission. I lost over 20 million naira on this land. I bought it in June last year when £1 was #890. I spent over £27,000 for 500sqm. Today exchange rate is £1 to #2000. £27,000 in now worth 54 million naira while the land is worth only 30 million. By this illustration, you can see that I have lost over 24 million Naira. Nigeria in about the only country in the world where land depreciates in value due to bad governance. It’s one of the worst places in the world to invest in real estate as most people only make profit in naira when in the real sense, the property actually depreciates. 30 million Naira today is worth less than 15 million naira 7 months ago. You can see that the land has not appreciated in value. This is the case with most real estate investments in Nigeria for the past years. I don’t know of any estate in Ikpeju Lekki, Lagos that has performed better than the £ or $ since the last 6 years that I started investing in Lagos

Like every other investment real estate carries its own risk. To enjoy the full dividends of land banking you have to be patient, real estate is not a short term investment. Wait till there is an airport in Epe, then you'll see the benefit of real estate in that location. Or buy to develope/build that's a much better way of investing. @@TonyOkoro-c3u it's either you are buying extremely cheap lands, from scammers possing as government personal or you are buying land from individuals who knows something you don't. The safest way to buy land is make sure that price is not your determinant, rather vet the company you are buying from. It might cost you more to get the real deal, but in the long run you'll be glad you did. I could recommend companies that have never had issues with lands are you ready to pay the price?

nonsense. You can not dismiss the effect of the failing naira.. For those living in Nigeria, most of you make your money in naira and you spend in Naira but most of us in the diaspora, the figures don't add up. I have been buying properties in Nigerian since Naira was 180 to a pound and the properties were going for about 1million. Today, these properties are work 25 to 30 million but if i converted the value now back to pounds, im still in negative despite the appreciation

Nonsense today , might make sense tomorrow. Real estate investment like any other business has its risk especially in an unstable economy like Nigeria. I'm sure when you bought that property for 1m there were others selling for 4M in much more better location. Which probably by now most of them would have appreciated even in dollars, but not all though because real estate like I said has its own risk, but those risk reduce by a lot if you buy smart. I do have a clients who would beg to differ from your stand point. Because she is extremely happy with her investment.

Hogwash. How many houses owned by Yorubas are affected by the demolition. It is just tribally motivated. But, the resilient spirit of an Igboman cannot be defeated or deflated by this act. Ask Port Harcourt indigenes who forcefully coveted and acquired houses and landed properties of the Igbo (ostentatiously labelled "abandoned properties") during the Civil War. It didn't deter the Igbos from migrating and resettling in the city with an aggressive erection and purchase of even greater magnificent buildings, houses and properties. Making money by commercial trading runs through the veins and DNA of an average Igboman and he is divinely endowed to lead while others follow. This is just a temporary setback. Many of the guys affected will bounce back with greater landed investments in the same Lagos or elsewhere. You cannot beat the Spartan spirit of an Igboman. Just rather be humble and understudy his money-making strategy with open mind and respect.

Why I agree with you on the igbo spirit of hard work and resilient, because most of my close friends are Igbos, I quite disagree that the demolition is targeted. I work with a marketing firm with over 80 listings, not one of them was demolished and even those close to the canal are still standing and they are owned by popular igbo developers in Lagos. That's because they are within the limits of setback for flow of the canal.

You are still talking about Igbos coming back again to reinvest and develop properties in the same place being Lagos that demolished their properties, that means you have no cause to protest or be upset rather you need re-orientation. I just don't get it about Igbos, is it greed or selfishness that has vehemently made them detest from investing in their own region but rather run to Lagos, I believe it's greed. Infact kudos to Lagos State government, demolish more Igbo properties, let the daft ones learn a lesson. For me I am out to start a campaign against Igbos investing outside the East, especially in Lagos, Realtors like the owner of this video, that sell properties in Lagos to Igbos shall get little or no Igbo customers buying properties from him, we shall make sure this happens, he can sell to other tribes and not Igbos

The cost of building has gone up, being that most of the raw materials are shipped from, there is the bad exchange rate, also cost of labour has gone up, hence increase in wages of workers. Then there is the bribing that takes place in the ministry of housing, which runs into hundreds of millions. But there are areas that are not so expensive to buy or build in.
