Cutting the floor joist/trust you should have put hangers to support the bottom part where they were cut. This will keep the integrity intact and transport stress to the wall from the floor and stabilize the flooring.

Flash and batt insulation can be very risky if the spray foam is too thin, depending on what zone you're in. Using an interior vapor barrier makes this worse with closed cell foam because the moisture in the walls needs at least one side that is vapor permeable so it can dry. There is a vid out there of a couple who built a new home in Iowa, I think, that did a thin layer of foam with batt insulation. The foam being too thin caused in-wall condensation in the winter and it was so bad that they needed to remove all exterior wall drywall, remove all insulation and start over. They ended up foaming the cavities to the max. They did flash and batt to save money but it cost them way more later. Do not use an interior vapor barrier with closed cell foam or if using exterior insulation that is non vapor permeable, like Zip-R or XPS. If code makes you add an interior vapor barrier, use a smart membrane vapor barrier that can allow for moisture to escape.

The whole purpose of using the Zip sheathing system is to help prevent water from getting into the interior structure and causing rot. That's why seams are taped and nail holes are caulked. Did your masons remove and caulk all of those screw holes as they added the next course?

Hi. I am curious about your span length, truss height, and spacing. Best I can tell are those 24” tall trusses 16” OC? Also what’s the longest unsupported span in your layout. I am considering a similar design but worried about the floor feeling bouncy even though the trusses may be rated for the span.

I think the truck-driver that delivered the floor-trusses could have spent a few more minutes gently placing he trusses on two or three 4x4's. I hope you go back and beef-up those sections of the modified trusses just to be over-kill. If I were rich, my house would have two levels of floor-trusses, opposed to each other at 90 degrees. One extra-day of work at the most and you would have twice the room for insulation and utility-lines, and space for secret holes in the floor to stash valuables.

Once the adhesive is cured the fasteners are not really doing anything. Screwing the subfloor before the adhesive sets (or just screwing instead of nailing) will ensure the subfloor is pulled as tight as possible to the joists and give the adhesive the best chance at doing its job with no squeaks. Some people swear nailing does just as good a job, but just because your nailed floors don’t get call backs doesn’t mean they’re done as well as a screwed floor. For the small time/cost premium screwing takes over nailing I don’t see why anyone wouldn’t do it.

Laying directly on the footer, dirt and all, with no vertical tie-ins or rebar. If you ever have a mud slide or flashflood, your house will be ripped free and will float away. You can wave at your wife, as she screams out of the second story window, as your house sails away.

The basement waterproofing is remarkable. From my perspective, this is perfect. I have never seen the J-drain before, but I like it. I have only seen the circular drain pipe with holes at the base of the wall.
