Back in the day, we would pack lead wool into the grove. Packer tool and hammer, pack it in there nice and tight. IF I were to just caulk it, I'd fill that grove with caulk, then press the flashing into it.

I've applied millions of sq ft of roof coatings, silicone, acrylic, urethane. All have served us very well and lasted very well. The most problems come from silicone as on average 1-2% of the surface area tends to peel. But expect it, find it, then fix it. Problem solved. As with any roof product on the market, they all have their issues. And the only time I've had blisters like in this video from an acrylic were from bird droppings on the roof. Clean the roof multiple times if you have to. In some areas the pigeons can be a problem if there's a roosting spot over the roof. We did a ballpark in 2014 where pigeons roosted on the park lights. We cleaned it with cleaner multiple times and just before we sprayed it with the top coat. It still blistered and just in that spot. The only spot with bird droppings. The acid can be very hard to clean off. All that said, if installed correctly to the right mil thickness, coatings are a great option for many roofs. Any roofer knows they've seen good and bad of all roof types.

The work this guy is doing and the end result is great in my opinion. Maybe the owner doesn't have the money or doesn't want to spend or come up with it that's why he found him this roofing contractor or teacher and brought him up here to teach his existing Cruise how to do this torch down roof. Looking at the end results it's not the best thing in the world especially the seams where you're supposed to remove the granular layer instead of just torcying the next seam right on top of the next roll but beyond that there's not much to call out. I mean who cares about the footprints. The owner wants a product and he wants it fast. Other thoughts I would at least tie a rope to each of those employees or at least have some people to guide them if they get too close to the edge because the accidents happen to the best of us I would have never thought to simply roll right over all that 200 trucks of gravel on that roof. The end product looks great even if you might have to go back here and there and touch up some seams worst case scenario Good job mate keep up the good work!

I agree that this method is better than caulking, but this video also fails to explain that leaking roof usually means material beneath the waterproofing layer has already become compromised so just doing small patchwork isn't that ideal if this is not temporary and only fix being implemented. Another factor to consider is that roofing materials don't last forever (including the SEALS this channel appears to be promoting) especially flat roofs constantly exposed to the sun and elements so its misleading to make it sound like this is the only section that gets damaged with age

Never use osb on roof. Use wood, steel and foam insulation. Also painting brick is pure stupid.

This guy is a total hack , he owns the sealant company and is trying to sell you. He caused 10 leaks on the flat by pounding the pop-ups. That flat roof should be replaced.

However I’m at my whits end with my commercial building, the previous owner had it spray foamed a few years before I bought it and now it leaks like crazy. I’ve tried to do the steps from your videos but with the foam it’s very difficult to find the areas of concern. Any advice?

I do not have a flat roof but I loved watching this video. As a retired teacher, I find explanations and instructions so clear and I think applicable to other situations as well. Yes, if you are using caulking for something get the best you can and even at that, it has its limitations. The products shown logically, make a lot more sense.

RV industry went to rubber roofs years ago. The sun eats up and destroys this material and it rips under tree branches quite easily. Aluminum roofs far outlast this cheap material.

Doesn't correct any 'spongy' wood underneath though, does it. That would still need replacing first.. good early fix though.
