Cool. As an architect, I like neat little features and options for making cabinet doors quiet while closing.

would you be able to do a video on the roles a designer, architect, and engineer bring to a development project? what's their involvement order in the construction process? is it an iterative process until all the details can be finalized?

Yes we can put together a video with the team involved, it's a very integrated process, lots of collaboration and back and forth. Do you have a specific outcome in mind for a project? Are you looking to develop a property you currently own or are you looking to acquire a property to develop? Let me know and we may be able to help answer more specifically to your scenario and goals!

Great video, very informative. Is a BC Hydro PMT factored included in the $18K cost? Also would you have separate or single mechanical room, especially if 6 units?

Thanks @MailMan-re3xe. I factored a potential PMT into the offsite services cost, easily ranging 300-400k, for simplicity I included an average at 350k. Most of our costs on this were targeting a 4 unit development, moving to 6 units would need some adjustments on the spreadsheet. Each project has to be looked at on a case by case basis, we go through great lengths with our team (electrician, engineers, architect, Hydro-planner, etc) to find solutions to eliminate the need for a common electrical/mechanical room whenever possible.

@@Caissie_Construction what are the pros and cons in going with separate electrical/mechanical rooms for each individual unit?

Nice instruction and explanation. Would be better video if you showed the door from over head and showed it the magnetic action by looking along the top of the door as it swing under the header. Just saying..😊
