This should be cheap, very cheap. You just need to buy the machine and higher handy men to make the bricks. Pay them per day. Also use a local fundi. If you look for Makiga, you will pay for the brand

Love this concept more than the Precast. Correct me if i'm wrong! Cost: 85sqm * 15000 = 1,275,000 Kshs Lets say the finishing was like 75sqm * 23,000 = 1,725,000 kshs 1,275,000 + 1,725,000 = 3,000,000 Kshs I'll assume this house costed about 3.6M Kshs

I feel like the interlocking is way higher than precast and twisted block, if what you estimated is probably right ,such estimate with precast will give a high end interiors.my opinion though

Black cotton can also make blocks..just research 1. As long as the soil isn't used as foundation stones but they can work.

Thanks Nick for opening us up to various options. The house is beautiful but the price is:- 1. Higher than precast 2. Stone blocks 3. Twisted blocks 4. Cut stones 5. Etc I wonder why ?

The cost per square metre is the floor area, not the walling only. Eg, if a house is 100 sqm, you can roughly estimate the structure cost to be ksh 15,000x100sqm=1.5M. Incl finishes, ksh 23000×100sqm=2.3M

The house looks good,but the cost of building it per SQM is more higher than even cement block/machine cut stones.Even twist block is cheaper per SQM.

@@PropertyNoma The cost of sub-structure upto super structure should not reach upto a million considering these factors 1)The home owner has used available soil in the compound 2) Being bricks are interlocking,to lay them will be quicker and cheaper compared to conventional method 3)The soil topography and soil type has favoured the owner.

If Makiga cannot disclose the total cost of the featured house, most likely, when contracted, the cost might be higher than what is mentioned per sqm2.
