Hi Great video. I am really stuck with one question. How do you find comparables of an investment property? My issues here is that the investment property in subject too its own lease agrement and tenants covanent etc. So to find reliable comparables i'd need to see the lease agreemnts of the comparables no? Ive racked my brian and am not happy with the answers im finding online. A nudge in the right direction would be gratefully received. Also the question: How would you value the property in your casestudy if it was let? My answer: Investment method as there is an income stream to capitalize. I'd use Term and reverison if under rented. HC topslice if was over rented or HC hardcore if it was institutional investment like a prime office space. Or DCF if i knew how to do it. @@RedBridge-ql2uz Hi Reddie, great questions. Finding reliable comparable evidence is always tough. My answer was along the lines of using CoStar then following it up by contacting the agents for further information about lease terms etc. With regard to the second question just be careful not to go into too much detail. You would capitalise the rent at an appropriate yield. This might lead on to a question like “what yield” or a “what if it was under rented” You almost have to lead them to the next question if you know what I mean. Good news , is this rule the same for disused agricultural buildings on greenbelt ?

Hi Cullen. Thanks for commenting and Subscribing!!! Yes it does also apply to buildings in greenbelt but you still have to go through the pre-approval process. I’d recommend instructing a specialist architect to advise you if you are hoping to convert some disused agricultural buildings. Good luck and all the best 👍🏻
