Hi, thanks for reaching out. Unfortunately not, unless you can find a partner or investor who is willing to finance the deal with you till handover. No institution will finance you as during construction, they are not allowed to. This lock on only financing when project is completed restricts the free market to use debt for project development. This allows the market to grow on steady basis as investments have to made from consumers, foreign and local rather than large institutions creating real estate market bubbles like we see in US and Europe. Hi, thanks for reaching out! Not at all. The airport has been planned to be there long before Expo City was built. While planning for the Expo event and the city, developers of course planned accordingly. Even small details such as air quality, temperature and noise are made better with raising the whole city above road level. You can be rest assured that Expo city is well planned and has taken every detail into account.

@@DubaiRealEstatePhilosophy that’s probably the case. However, I think they need to release a press release along with Dubai South explaining how they will be managing the world’s biggest airport, and it’s surrounding residential and commercial space. Maybe you nudge them for this?

They probably would've if it was difficult for them to sell. Truth is they have launched 6 residential buildings with over 2,400 units and over 400 townhouses and villas. There are currently 30 units remaining in inventory including villas and few apartments. Rest was sold out on launch days. Once you visit Expo site or if you had visited Expo 2020 along with seeing the 7 years payment plan, it's very easy to see why they sold out. The management is top notch and community is already functioning properly. There is no doubt they will continue to maintain the quality lifestyle in the future as well.

Now that would be a great episode - you interviewing Expo City / Dubai South officials discussing how they’ll be maintaining a quality lifestyle (avoiding noise and environmental pollution) right next the world’s busiest airport!

I agree, that would be a great episode! However, top officials are mainly royals and I doubt they would be sitting with us anytime soon to discuss a sold out community! However it also depends on pricing and payment plan. Kempinski has the best payment plan and One B has excellent pricing. You’re welcome. The Valley by Emaar is considered to be the biggest community so far. They have more plots surrounding the area and will be launching there. But this is just first phase of this community. This will be massive, but most likely not bigger than valley.

I think DAMAC riverside was an excellent project until yesterday. Now you have Emaar 15,000 townhouse in the height country club and wellness between AED 2,500,000 and AED 5,000,000. Emaar the height country club and wellness way better quality price than Damac riverside.the height country club and wellness by Emaar without any building, way more walking area bigger masterplan better developer...

Hi, thanks for reaching out. Both are Tier 1 developers, both are masterplan communities, both are strategically priced and both will see capital appreciation with new airport and other developments. Most importantly, both are first phases and so lowest cluster prices. Now it's on you to decide if you like and can comfortably purchase Emaar or Damac with their respective payment plans. You know your finances best. Can't go wrong with either.

You have no sewage system hundreds of millions of dollars of exotic cars have been completely destroyed a gigantic loss of property. All of this was done on purpose with cloud seeding. How about you take this idea build some gigantic reservoirs you have the land you have the sand you could create hundreds of miles in land beaches do you have the sun in the sand and now you would have the water in the lakes you could use them for swimming water, recreation more income from tourism you could use that water freshwater for agriculture and start growing your own food. It would be an incredibly valuable resource having all that fresh water for your own selves for consumption and in truth, you would be able to avert another tragedy because I bet you this there’s going to be another gigantic rain storm coming your way think about it. Now it’s already affecting your infrastructure make the smart choice, and may the Lord God of the ark of the covenant. Gives you the wisdom to make this good decision❤DALE.

Again, Dubai is one the most fiscally responsible governments in the world. Most communities are funded by private investment. Dubai government has decided to allocate 80 Billion more in expansion of systems. However, if a private developer sees your idea feasible, they will for sure make it. That's why we have the best communities in the world, because private developers make feasible communities and government is fiscally responsible. No wastage of capital. Unlike the trillions of debt of other countries.

@@DubaiRealEstatePhilosophy creating these gigantic freshwater reservoirs using them for aquatic fun recreation, creating fresh water and land beaches, more miles a beautiful, beautiful, safe, clean swimming areas, but having all of this freshwater is a resource creating agriculture basically actually creating hundreds of oasis is in the desert it would simply turn Saudi Arabia green again as it once was if you remember or know of your history well I guess prehistory if you think about it, you could also stock these ponds, preferably with catfish and tilapia as they’re the most per Netherland breeders as a food source a secondary food source for Dubai or Saudi Arabia thinking ahead get you ahead in this world, planting palm, trees, and date trees along the edges of it. Why not even coconut trees you have the environment. I would even go so far they have pineapple trees. All kinds of palms would have a beautiful paradise you could create an in creating that paradise you know, lemonade, and reduce the problem that you will have in the future but such an incredible resource for Dubai. how much more prosperous could Dubai become being even more self-sufficient creating greenhouses to have that beautiful fresh produce vineyards with delicious grapes fields of vegetables, doing something like that could actually turn Dubai into a much more beautiful self sufficient paradise you already have the beautiful architecture why not go that one step further and make it a complete paradise. ❤️DALE.
