There's a frequent flyer to the FB babysitter groups for the area. The family used to live down by Harrison. She'd be looking for someone to watch her FOUR kids for 10 bucks an hour. She would claim that she had sitters taking that pay and coming to her, yet here she was posting over and over and over again. She doesn't post as much because she moved into town.

I appreciate your videos for information content but feel compelled to tell you what influence they’ve had in our household - my husband and I have been looking for a few years now for a conservative place to settle down and raise our child among at least a higher demographic of like minded folk (traditional Christian). Idaho is top on our list to check out, or I should say was. Without ever having visited the state, after watching most of the videos on this channel, my husband has ruled it out as a possibility even for a summer cabin. He has been convinced there is just too much wrong with Idaho and that it’s too dangerous depressing and cold - which imho is nonsense because I think there is a lot right with Idaho! I know people there that live such wholesome and beautiful lives and being surrounded by that kind of natural beauty is not to be taken for granted when most people in the US live in artificial concrete jungles - like us. Sure you can’t go strolling around Idaho without consideration of grizzlies or wolverines or whatever, but in the city we live where we pay 5 digit taxes we can’t go walking either or we will get mugged! No joke. No state is perfect and living anywhere can be hard, especially as an outlier which is what being a Christian family feels like these days. I can understand some dummies selling everything and running off to Idaho to live off grid without knowing how to even boil water are going to suffer. But most people just want to get away from liberal cities/states and politics and aren’t idiots. I’m not sure if the consistent negative spin on everything Idaho is for views or ratings, but I don’t think anyone watches these videos and then feels very good about Idaho. In our household, it has had massive negative impact on even visiting the place. I hope my husband changes his mind because I have been dreaming of Idaho for a long time and I don’t want to bury that dream until I see it for myself, which may never happen now. Not your fault or problem, you’re just presenting content which is valid and true and I do appreciate it - but consider the positives and that some people are easily swayed by constant negative spin - and sadly my husband falls in that camp. Hoping it’s just temporary, but he was particularly freaked out by the Wolverine video. I wish I was joking..

I hope someday your husband will reconsider Idaho. I live about 30 miles east of Coeur d’Alene in the Silver Valley and I love it here. We don’t have wolverines and we don’t have grizzly bears in this area. The only animal I’ve even heard about around here are moose. 🫎. We have excellent schools and about every kind of church. We are very patriotic here too. We don’t have bad traffic until we go to Coeur d’Alene. The winters are pretty mild most years. Of course there are the pro’s and con’s of every town whether large or small. I’m a senior conservative Christian and I call this place home.

We have a great house 1/2 mile from the lake. It’s great being so close! If we had a slip for our boat, we might get out on it more,but, the cost is very high here, so, in the driveway under a cover it is……..

Trent, my wife and I were looking at lakefront homes in Hayden lake for my daughter who lives in London and when I seen this video you just put out, I have to say you are spot on!! everything you said is true!! we even heard from some locals around there that some of these houses are sliding into the lake and having problems now.

compared to Duluth, MN, the snowfall is about half in CDA of what it is in Duluth. So its not as brutal as some places, but if you are from Los Angeles then yeah its probably a shock to see the snowfall and dark long nights. People from Svalbard will laugh at CDA winters.

Spokane was a great lil city way back in the day, Don't let CDA or any other place for that matter become like where I am in Central Oregon the Bend Redmond Sisters even Prineville area. Complete mess of traffic and roads not able to handle it, homeless everyplace and they are catering to them with places to park and converting motels. We have had our share of homeless brush and forest fires this year as well. Last election Deschutes county voted blue for the first time in decades because of all the cali folk barging in and voting for the policies they moved away from. Also seems ol joe placed about 8 to 10,000 illegals here strategicly starting around 2022 with many of them put up in brand new low income aprtments and none seem to speak much english, CDA still seems like gods country compared to Bend which used to be.

We bought an Idaho house five years ago based on the photos we viewed on Zillow and a friend and real estate agent getting into the house to confirm that the photos were accurate. I did NOT have a signed agreement with the agent before viewing the house on Zillow.

Planning on moving from Kentucky to northern Idaho. The culture seems pretty similar, but the scenery and the weather up there 🤌. Seems like it gets hotter down here every year. Plus, there's 5 warehouses for every blade of grass, perpetual major road work, and two cities controlling the politics for the rest of the state. Ideally, I'll be there by '27.

Yes, its everywhere, but its here also. 7) "Many areas have a 1% chance of flood". 8) If you move up to the mountains, you'll get less/more sun/snow. Fun Fact about North Idaho... There are more miles of dirt road than paved road. "Official" dirt roads.

In my limited experience with real estate, the concept of "buyer's agent" or "seller's agent" is totally misleading. Neither of these agents are representing buyer or seller, they are trying to facilitate a transaction because they don't get paid unless a transaction takes place. Furthermore, there are massive conflicts of interest in the industry. If a real estate agent or someone they know closely also buys and sells property for rentals, short term, investment or for another LLC they own that's a MASSIVE red flag. Don't ask someone to get you a good deal for you if they are making money off of good deals in the same market. You think they're going to get you a good deal for 6% when their other company can flip it into a rental and make twice that every year forever? Same problem for sellers. If they like your house they'll absolutely talk you down to a lower price so their friend or LLC can snap it up for themselves and pocket the commission on top of it. If you think this eliminates most real estate agents, you are correct.

I think you’re pretty off on this assessment. The seller wants to sell their house. The buyer wants to buy a house. The seller wants the most money which the sellers agent is trying to get for them and the buyers wants the lowest price which the buyers agent is trying to get for them. There will be compromises yes, which is called negotiations. At the end of the day, the agents are there to see that the deal gets done and a lawsuit doesn’t come after, which is what everyone wants. HGTV and other crap shows like selling sunset have glamorized Real Estate but the truth is very few people can do the job, and even fewer can do it well. It is messy, complicated and full of liability. There’s a reason 95% of people choose to use an agent rather than mess with it themselves.

Correct. The agents want to see the deal get done. They do not care that the seller wants more money or that the buyer wants more money. The desires of seller and buyer are not the concerns of the agents.

@@gorkyd7912 But you're incorrect about that. Last time I checked, the average family sold/bought a home every 7 years. If you DON'T fight for your client's best interests, you're taking a commission and costing yourself ~10 commissions with that exact same client in the future. Its capitalism at its finest: if you don't do your best for your client, I PROMISE you, somebody like myself (or Trent) will pick up the slack and earn your business instead. Think about it: if I make (a made up number) of 3%, and the home is 500k, the 15k that I make... compare that to if I "trick" my buyer into paying 525k instead "just to get it done". I make a whopping extra 750 dollars, at the cost of losing another 15k in 7 years, which makes absolutely zero sense.

would love to see idaho i live in kentucky alot of nature but got good fiber internet in the bigger towns and cities but a 10 minute drive from nowhere and we basically have no gun laws either

Truth of the matter: North Idaho is FULL of crap. I remember decades ago when Oregon's governor, Tom McCall, announced: "Come visit! But don't stay." Oregon is now half ruined. I'm a native Idahoan with worldwide experience, and I can tell you that you would be happy in Coeur d'Alene and North Idaho if you are a right-wing extremist. As Provo, Utah, is Happy Valley for Joe Smith's true Mormon believers, North Idaho is wall-to-wall with Neo-Nazism. Extremists have all but destroyed the local college. Reasonable officials, teachers and residents have had to flee. One of the initiating events was when Los Angeles police officers who beat the bejesus out of Rodney King fled here and set up camp. There is no effort their inheritors won't resort to in their so-far-successful attempt to takeover the Idaho state government, once a model of Western live-let-live moderation. It's the fact of the matter (check it out!)

I built my own. I have experience in all trades. I excavated and installed sewer and water. Waited around for 4 months to get an available foundation contractor, paid thousands for thawing frozen soil for the foundation as well as for the underground plumbing. Framed it myself and my wife whilst it snowed 8ft (record snowfall), using wall-jacks and a wife busy with two babies. I skipped work for 18 months and did everything except the rough plumbing and electrical and hvac. I paid out the wazoo for those subcontractors, so I fired them and did the finish plumbing and electrical myself. Now here I sit, somehow we're still married. I do not qualify for any financing because I didn't have any income for 18 months, it is finished and am stuck with a maxed credit card. If anyone wants to lend me $25,000 and earn anything less than 18% interest, let me know.

I've been living in Western WA for almost 17 years and my sinus' are killing me, I'm sick of trees and all my current activities take me to Eastern WA anyways. I will be move to Southern Idaho but not Boise, I'm tired of living in bigger cities and my careers gave me the skills I need to do anything there.

I moved my family here a few years ago and now live in Coeur d'Alene, but not before a year and a half of research. Every year since then, I am so grateful to be among like-minded Americans and amidst the beauty of this area. I love it here. I recently took my wife and youngest son to visit relatives in southern Commiefornia, and upon returning after two weeks, I nearly kissed the ground at my home, so glad to be back. My wife didn't want to be far out in the rural area, and I didn't want to live in a place where I would hear my neighbor flush his toilet while I'm eating dinner, so God brought us to a lovely neighborhood with great neighbors. My heart still yearns to live further out in the rural areas, but I have found that by living where there is persistent infrastructure and nearer to medical services, becoming acclimated to the weather and lifestyle here was much less difficult. Since I grew up in the snow when I was young, winters here never bother me (it's my favorite season anyway - call me crazy, my coworkers do :P), and I so do enjoy summers that do not have continuous, above 110°F weeks-long oppressing heat-waves. I really enjoy that I can drive 5 to 10 minutes in any direction and be surrounded by forests and mountains (my favorite place to be). Having found your channel; now that I am living here, when I finally am ready to make a purchase of land, I shall keep you in mind. Thank you. Remember everyone, only YOU can keep Idaho from becoming Commiefornia, so leave that garbage and way of life down there. If you can't do that, then stay out of North ID!

Its the same amount of work to sell a 500k home than it is a 10 million dollar home. Why 6%? Should be flat fee.

Well it's never been a set 6%. It's always been negotiable and $1MM plus homes often go for less than 3% to each agent. Sales compensation is rarely about the work, it comes down to expertise and profit. When a $10MM home goes up in value 20% that is a $2MM increase. The seller capitalizing on that profit knows it is only realized if the home sells. These people are usually high achievers and high earners so doing it themselves will be too big of a distraction for them. On top of that, they know they are not Real Estate Experts so the chances they can successfully negotiate against an expert in Luxury Real Estate is probably pretty low. Not to mention if they screw something up in the sale they might be looking at a lawsuit, defending themselves against some very wealthy individuals. So making $1.5MM instead of $2MM is often very worth it to that seller. House prices are not static, there's no Kelly blue book for homes, and price is always negotiable. Screwing up negotiations with a serious buyer means longer time that it will sit on the market which means lower offers as well as being subject to changing market conditions, which could quickly erode that 20% value increase leading to a bigger loss than the 5% they might pay to have it sold for them. The pandemic really made it look like Real Estate was easy and like everyone was being overcompensated, but very few remember the challenges between 2008 and 2019. If Real Estate was easy everyone would do it and everyone would be rich. But only 10% are successfully making more than a job with similar demands and only about 1% are doing extremely well. That means 90% aren't doing well and end up failing within 2 years. Many agents end up taking an overall loss due to the costs of getting licensed and getting their business set up.

@@LivingLifeNorthIdaho Your right, on top of the 6% they also want an administrative fee, LOL! 99% of listing on the MLS state 3% for buyers agent and 3% for listing agent. I was a mortgage broker, real estate agent and insurance agent for a decade in Florida by the way. What if they have to sell the house at a loss, like when real estate dropped 50% in 2008? All agents do is list it on the MLS and have someone else contact them. If they find a buyer outside the MLS then they deserve a commission.

I’m confused at your opinion on school and education. Might want to dig deeper on that one when it comes to Sandpoint. Talk to some teachers. School advisors. School board trustees. Alumni who went on to college. Alumni who went on to trades. Etc. Ours are stellar.

As a real estate investor who only buys and never sells. I do NOT like these changes. It hurts the buyers, particularly first time buyers. Whom are already strapped financially due to higher interest rates and high home prices. All this does is net more for the sellers. Who already have unprecedented amounts of equity in their homes. Muddies and complicates things for the buyers and makes more work for the agents. Sure there are bad Realtors. But most of the agents that do the majority of the business. Are very hard working people. They give up their lives for their profession. Often working 7 days a week. Someone is always calling them. Even at 9-10pm at night. A lot of people don’t realize that. When you are a Realtor you are never “off work.”

Yeah stock traders work very long hours too but when you're working very long hours to siphon money off of other people and work against their best interests that doesn't garner a lot of respect. All of the real estate agents I've worked with are also property investors. They don't tell me this up-front, of course, but the implication for someone like me just trying to have a place for my family to live is that my agent is going to get me a mediocre to bad deal so they get more commission and they use that commission to snap up good deals before they get to the open market.

You must live with the consequences of your choices and decisions. People don’t need to be having kids so young and having so many kids. Also, you are working with the wrong agent(s). I only use the best agents. I want a successful wealthy agent. That doesn’t need my business one way or the other. They aren’t desperate for a sale. Caveat emptor, as a consumer you should know a good from a bad one. No one was against real estate investors until recently. Someone has to invest in and provide rental housing. For the financially ignorant and irresponsible. Tenants ALWAYS have newer and nicer cars than their landlords. GO FIGURE…

@@gorkyd7912 Stock traders are paid for their long hours. Agent's are not (usually) paid unless they close. Do you work for free, out of curiosity, for 50-70% of your work-day? There are already laws in place preventing quite literally everything you've mentioned. You legally have to tell your client in contract form if you are financially involved in ANY part of the transaction (up-front), as an agent its VERY obvious that "screwing a client" for ~2000 extra dollars is a dumb idea, because the average homebuyer sells and re-buys every 7 years or so, so you're losing long-term business for what MAY amount to a TINY bit extra on one... and doing that is again: illegal. And snapping up good deals before they go to market is something both agents AND non agents do, by simply doing their due diligence, and forming connections with other professionals. How else do you imagine it happens? There isn't some magical place us Realtors meet at on Sundays to throw around super discounted deals, because the OTHER agent would be getting screwed in that transaction. If you follow your argument to its logical conclusion, it doesn't make sense within its own context. @Rossferguson5786 in your case, however, I agree with you completely. Its odd timing that a few years AFTER big corporations bought single family homes, suddenly this change came through, putting a bigger burden on buyers, isn't it?
