I would take advantage of the builder offering low rates with FHA. You have to pay PMI on an FHA loan but with the savings on having a much lower interest rate it might still be better to do FHA. A lender would be able to run the numbers to say for sure, but that would be my suggestions to look into.

This is a community called Evergreen. Technically it’s in Conroe, but it’s actually closer to The Woodlands than it is downtown Conroe.

@ at $250k purchase price with 3.5% down it would be about $1,890 after taxes and insurance. This builder is currently doing a 4.875 interest rate buy down for FHA, so that’s the rate I used.

@ oh yeah at $250k it’s not bad. I just had a client move from the East coast and he bought at $295k with 3.5% down and his payment was about $2,300 after taxes and insurance.

There is no MUD tax here, however this area has what’s called a PID. It’s $3,300 a year for 30 years, or until it’s paid off, then it goes away. Essentially it’s similar to a MUD except that it’s a fixed payment and it eventually goes away. Whereas a MUD gets higher as values and property taxes get higher, and a MUD never goes away.

Yep! The last one they have is this one www.centurycommunities.com/find-your-new-home/texas/houston-metro/conroe/granger-pines/granger-pines/lots/050115-16847-bristle-cone-way/ I was actually at Maple Heights and Granger Pines yesterday. The rep told me that they are trying to continue with 3 car garages at Granger but the developer is pushing back on it. They haven’t got an official yes or no…I guess we’ll see!

I can confirm I saw u tour the exact same model in a video of yours 4-5 months ago. Even the thumbnail is the same. You have basically confirmed how soft the Houston and Texas housing market is. This house in particular isn't even that badly priced but phase 2 still has 15-20 houses for sale? All the Houston real estate agents on KZbin ARE LYING about market conditions. Builders/developers are pumping out homes, completely ignoring market conditions. We're getting close to the time to be placing stinker bids on all the homes. The California exodus ended a long time ago. Cash investors have fallen sharply. This is the time to be smelling blood in the water, folks. The Texas housing market is fucked, based on stats. Bet the first house can be had for $230K after negotiations.

@@ericyuan9718 hey! Yes you’re right I did this community a few months back but only showed 2 of the floor plans. It has been by far one of the most popular areas that people are calling me about and wanting to see when they come out here. That’s why I went back to show more of the floor plans that this builder makes. In the last week and a half they actually sold out of the last phase and don’t have any more inventory until February/March of next year. As im typing this I am standing in the same community with clients from NYC that will be buying in the next phase. This community will have over 900 homes when complete, so having 15-20 homes to sell at any given time is not uncommon.

Pretty much all builders have VA loan programs. I haven’t seen one that doesn’t. A lot of builders are offering closing costs assistance as well. Their incentives can change monthly but for the most part they are always offering some type of assistance.

@senordeloslagos6255 I’ve learned that it comes down to everyone’s personal preference. The vast majority of people that I’m working with will purchase first. Every once in a while some people will rent in the area that they like to get a feel for it before buying. In both cases, the best thing to do is make a trip out here and get a good feel for where you can see yourself living. From there you can nail down a certain subdivision, house etc and it makes the decision making process much easier.

That’s definitely understandable! I don’t necessary like having an HOA either, but the vast majority of these Houston suburbs have them so it’s hard to stay away from it. In my experience, it’s nowhere near as bad as our HOA in California was, so it has actually been okay for us.

@@ricr4420 I understand that! We had an HOA when we lived in Orange County CA and I hated it. It was super expensive and they were a pain in the butt. I didn’t really want one when we moved here to Kingwood, but it was the area and home we loved so we did it anyway. It hasn’t been bad at all for us…compared to our experience with HOA’s in California.

We were going to paint the exterior of our house a couple years ago. I emailed them the swatches of the colors and they gave me the green light. We didn’t end up painting it but getting the approval was easier than I was expecting. Granted it was just going to be white with black trim…so nothing crazy lol

Yeah I would’ve been pissed lol. Where we live we are supposed to get approval to take trees down, we live in a highly forested area so they don’t want people taking out all of the trees. I had a giant pine tree in my backyard removed and never told them anything. That was about 3 years ago and I still haven’t heard anything from them…hopefully I’m good at this point 🤣

Hey Rene, SoCal resident here, I was just watching your video tour of the first Westin home @ Sunterra. Is it possible to be connected with the builder’s subcontractors to have them make some changes on their own work? For example, you showed a full bath with a shower. I’m kind of in my relax phase of life and would like a permanent bench installed to sit and drink a shower beer. Also, if I like a place but there is a tile in an area that just isn’t my taste that I’d like to change. Are these types of requests accommodated or frowned upon? I’m just trying to avoid working with random contractors that might void a warrant on a new home or something along those lines. Thinking of moving this time next year. Thank you

Hey! What part is SoCal are you from? If you build a home from dirt, you’ll have the opportunity to customize parts of the home depending on what structural options they allow. That’s kind of where the process starts. Once you select a lot and the floor plan you can go through and select structural options that you prefer. That could be changing a shower, adding an extended patio, things like that. From there, you’ll be able to select interior finishes at their design center…that would be flooring, tile, hardware etc. The builders won’t change anything on a house that is already complete. If you have specific things you want it would probably be best to build it.

Dude, stops making these lies! I am from Cypress area, Townlake, Bridgeland I know these areas pretty well. Cookie cutter home starts at high $300k and lower $400k. Average home around mid $500k’s. And the one like in your videos are closer to or over $1 million’s! Cut the crap bro!

Not sure if you watched the entire video, but I literally read the home prices directly off of the builders websites and tell the viewer exactly how much the floor plans start at. Here’s the link of the first home to see for yourself: www.coventryhomes.com/houston/bridgeland-40ft-homesites As you can see, homes from that specific builder are starting in the $330k range and go up to about $403k. They are in the new section on the west side of 99, which isn’t that high demand yet because of the schools being zoned to Waller ISD. I don’t have time right now to send you every single builders website but I’m sure, with your knowledge of the area, that you can find that information yourself.

One of the biggest employers here is a company called Insperity. Their headquarters is in Kingwood. There are also a lot of businesses in Kingwood from all different sectors. Another great thing about the area is that it is within 45 to downtown Houston. I have several friends that live in Kingwood and work downtown. It’s also not very far from The Woodlands, which has plenty of job opportunities as well.

Man brother I’ve owned 3 different Westin homes and I would never buy with another builder. They have treated me solid. For this one individual trying to drag Westins name through the mud it sounds personal. Do your due diligence and homework and yes always utilize a 3rd party inspector. Anytime I’ve had any issues with my Westin homes (which were very minor) the warranty department fixed the problem in a timely manner.

Thanks for the input! It does suck when people have issues with their homes, and I hope those people get the issues resolved. I’ve seen some crazy stuff come up on inspections, and Westin has never given the slightest pushback on fixing concerns prior to closing.

Yes definitely, Westin is one of the most reputable builders in this market. To the point where using the Westin name is part of marketing when trying to resale a home. Everyone knows that a Westin home is a high demand home.

Hey! Thanks for your input. What happened with your friend? I’ve had multiple clients buy Westin Homes this year and last, haven’t had any issues whatsoever. I always advise my clients to get a third party inspection done prior to closing on their home, and we make sure that any issues that arise are fixed prior to closing. No builder is perfect, but Westin has always been more than willing to fix issues and deliver a solid home to my clients.

@@MakingHoustonHome bottom line they hire people who are extremely Incompetent in their building skills. Westin was known with the city to get fined for not following building and city codes. Which unfortunately is bad for every homeowner when these cases come to the surface. Westin is Not a reputable builder. They lie profusely. And they are not building a solid foundation of homes or hiring licensed professionals who know what they are doing. I'd advise to send your clients somewhere else. Spare them the agony know others were put through. Blessings to do the right thing here. People come first.

@@MakingHoustonHome westin will make homeowners fight to get anything fixed. That's the case of the owners we ran into who bought from that builder. Unless that home inspector can predict the future, some of these issues will come up later. HOME INSPECTIONS ARE LIMITED TO WHAT THEY INSPECT. Keep that in mind too.

This isn’t unique to Westin, during the building boom a couple of years ago builders were subcontracting as many people as they could as there was too much demand and not enough supply. I’ve heard this same thing with every builder. Like the man said, third part inspection and you have a warranty to deal with any issues. No one is perfect. You aren’t. I am not. Expect issues with every thing out there when non-perfect people are involved.

Do you see house prices coming down next year? I still feel like home are still over inflated and to risky to buy as many homeowners are upside down as they bought homes to high and more the market is reversing. I would like to hear about the real estate market and when is the best time to buy, but just a sales pitch. I like your videos, but we need to know if it makes since to buy at these higher prices

@@Ea-n7x are you asking if the market is going to crash? I don’t really know how to answer your question. I’ll give you some data and maybe that’ll help. Year by year the market is always going up and down. However, long term real estate continues to appreciate. It’s been that way for 100 years, I don’t see it changing. The average homeowner right now has about $300k in equity. 90% of homeowners right now can pull out equity and still stay under 80% Loan to Value. Less than 2% of homeowners have no equity, which means not many people at all are upside down right now. Current inventory is about 4 months, which is still considered a sellers market. 5-6 months is considered a balanced market. We are coming into the slow season, Fall/Winter is when prices always drop a little bit. Not many people are moving during these months. It’s supply and demand. I’ve always looked at it as a long term investment. I bought my first house when the market was crashing in 2008-2010 timeframe, people said I was dumb because the market was terrible. I bought my 2nd house 6 years later and people said I was dumb because the market was high…each of the homes are now valued 2-3 times what I bought them for. The home I bought in Houston was “expensive” when I bought it…it’s now worth almost double what I paid. All that to say, I don’t look at real estate as a short term “am I going to lose money next year” mind set. If I can afford the home, I’m going to buy it. If the market dips 10% next year, I don’t care because it’ll come back. Not sure if that’s what you wanted to hear, but that’s the way I think about.

@@MakingHoustonHome thanks for the comment. I guess I need to narrow the time frame. Let's not focus on people who bought a house in the past 30 years. I'm referring to people who bought houses in the last 2 years during the period when people where buying over market value. I hear a lot of economist state that people who bought in the last 2 years and current year are buying houses during over inflated home values in which when the correction comes, many will be upside down. I mean, back in 2010 you could buy a 3000sqft home around $300k. Now that same home is over inflated and coming in mid 400 and up. Especially with higher interest rates. To me, the housing market is still too high. Best time to buy is when prices turn around given the growing inventory homes numbers. Hopefully the best time to buy is within the next 2 years. That's my time frame. Rates are too high and home values are still too high

This community won’t have an amenity center like others do. The builder said there might be a little park/green space but nothing has been locked in on the plans for it.

New Caney has homes in the $200k’s as well. There are a few different areas and builders that I’d recommend. Let me know when you’re ready and we can find you the right spot within the right price range 🙌🏽 310-293-1677

Hey good morning! The good news is that most of these developers are building the land up so that the homes are not in the flood zone. We can discuss all of that when you’re ready and make sure that whatever community you are looking at is definitely not in a flood zone 👍🏽

Have you ever thought about moving to Conroe or another suburb of Houston? What attracts you to that area?

Do you ever visit communities other than “Master Planned”? I would like to know if there are smaller communities without all the fanfare which drives up the cost and higher HOA fees. If you haven’t, would you consider doing those type of videos?

@@msb6887 Hey! Yes I do, I actually have a few videos in those types of communities. This video that you commented on is not a Master Planned community. It doesn’t have any amenities, parks, pools etc. Another area in Conroe that is not considered Master Planned is Granger Pines. That one has a small park but no big amenity center or commercial planning.

I've driven out to some of these affordable neighborhoods. It ends up being locations with houses smothered together with small streets and every neighbor has 6 cars parked out front and no one mows their lawns. 🙄
