The Irish government is terrified of negitive equity which is why they only want house prices to rise. They build some houses, but never enough, because too many would cause house prices to fall. They put the (mica) levy on cement in order to make new houses more expensive. They borrowed 200 billion euro since the housing collapse of 2008 to re-inflate house prices into a new bubble, a bubble they don`t want to see pop again. At least, not on their watch. The government passed laws, and exerted influence on the banks they bailed out (with our money), to make sure houses were prevented from going on the market, as that would have been a risk to high house prices. For example, if you had a mortgage, and you decided to stop paying, and you then went to the bank, asked to see the manager and mooned him, even then, getting kicked out of your mortgaged house would be nearly impossible because it would mean your house would go on the market and be sold which would exert downward pressure on house prices. The government doesn`t want that. So, what we need in order to have affordable houses is either a change of government policy (which would not necessarily happen with a change of government) or we need market forces to re-exert themselves and overwhelm the governments ability to prevent the correction. Planning is not really the problem. Planning is only a factor in the building of new houses. Until we recognize that the REAL problem is the price rigging of all existing housing stock (with that 200 billion euro of borrowed money), the true cause of house inaffordability will continue to be overlooked. It is also important that we understand that any issues around planning are not an accident. They exist because the government needs them to restrain the supply of new houses because too many new houses could cause a slipage in house prices, triggering negative equity. Once negative equity takes hold, people default which puts downward pressure on house prices which cause more people to go into negative equity and then they default, and so on. This would cause an unstoppable house price crash and the 200 billion euro borrowed to re-blow the bubble of `08 would be lost. We would still owe the money of course.

Hi I have a question, for Bsc Urban Planning, Design and Management - how much of the course is design related? Will we be qualified to do urban design work (somewhat similar to what architecture students do)? How in depth is the design aspect? Will we be taught BIM modelling?
