The realtor has an incentive to sell your home to the first bid that comes in because the cut they get barely changes even if they get you 20% more. Guess what though? Realtors list their home longer than the average, why? Because they know the value of the home and they get a much larger benefit by waiting for the right number.

Gen X'r here. Just sold my house and am completely debt free. Renting for the next year. The issue is there are no great options for people who want to downsize to a smaller more manageable home. Townhouses that used to be a logical move are now so over priced with high HOA fees. I'm waiting this market out because I see the change is coming.... there will be a market correction soon.

😂 buyers just taking whatever the sellers offer. Currently searching for a home. I have seen homes values at $350k sell for over $400k and people weaving inspections all together. Its a crazy market and i bet alot of those ppl will end up regretting those pruchases. Am gonna take it slow...

The value of the home is what the market is willing to pay for it, not the number you decided it is worth. The reason those homes sell later is that they are overpriced and the reason for other homes selling more quickly is that they may be underpriced which then may lead to a bidding situation. In the end, you may get more from your home sale even if it takes longer, than if you had priced it lower and sold it more quickly.
