Matt, couldn’t agree more. This shift in fact, is not all negative for us investors. It is positive in many fronts. 1) Quality projects- I am thrilled to see that flippers are being forced to paying more attention to quality and aesthetics of their projects. I am getting a lot more calls for Bya Interior Stylist for help on that front ad even the very skeptic is finally seeing that good design pays off. 2) On the buyer side we will see more options to buy now from the MLS as ever. There is more inventory and not so many competition to buy the same home. If we can buy right we will continue to make it work flipping. 3) “Seller Financing” is realistic and doable. I have been able see more and more people getting those under their wing. I am still trying in that Cottonwood Heights one! I am working on two very high end homes right now in St Mary’s area and Heber Valley, Charleston, and not discouraged as for quality and design is what I know how to deliver on. 4) Speaking with my flipper hat on, I feel the challenge in flipping right now is cost control. Gas prices have raised the prices of materials in and we don’t have the market going up as we had before to make up for those hikes in prices. Laborers are passing the increases in gas and food onto us mid project, by re-negotiating either a supple t for gas-food or a flat increase in hourly rates. 5) Too priority if you are flipping is control without compromising quality and/or design plus speed to take your property to market is key. This is the time where we have to be creative with our workforce. They help you now so that when you sell you can afford to give them a bonus!
