This Chart of Accounts coding is unorthodox. Typically, 1000s are Assets, 2000s are Liabilities, 3000s are Equity, 4000s are Revenue, 5000s are CoGS, 6000s are Expenses, 7000s are Other Income, and 8000s are Other Expenses. Very little variation on the first 6 categories.

Haha. This is such a disingenuous marketing scam attempt. They purposely do not mention their two biggest competitors that are specifically geared towards HOAs (HOA Start and Wild Apricot). I found this video while researching site builders for our HOA. They pretend to be altruistic by mentioning other lesser competitors knowing that they far outperform those solutions. They are hoping you won't do any other research and find out who the real heavy hitters are. Very unethical.

It depends on your particular state. I come from decades of working at the large, national and statewide Property Management organizations. I’ve managed apartment communities in WI, IL and MO. For example, When I worked in IL it was required that anyone leasing apartments needed a “leasing license” granted by the state. This was not a requirement in Missouri, nor is it a requirement in WI.

Tenants have rights and you have rules as a landlord to abide by. However I believe you don’t need the license in most cases if you are the property owner

I'm not quite sure I understand where this option fits... If my owners have property insurance and my tenants have renters' insurance, this is not necessary, is that correct?

My understanding, Renter's insurance covers property damage in the event it is accidental by the tenant. The landlord would not have a claim on their policy and then premium increases or cancellation. This is a stop gap to ensure tenants have the insurance in place. It does not cover the tenant but still covers their liability portion if they have not signed up for renters insurance, or if there is a gap.

We use the task, my clients and tenants create task and youll get notified if they assign it to you, youll be able to see the progress and set due date, assignee and closed the task once done.
